A great hotel located in central Melbourne. Rooms are clean and relatively modern and very quiet. Service was a little casual but the location and comfortable beds far outweighed the shortcomings in service.

This hotel is very centrally located. All the sights, shops, the Queen Vic Market and Federation Square are within easy walking distance. We made a return to the 353 after a few years absence. The room showed a few signs of wear: worn carpet, scratched table, tears in chairs, but was very clean and well maintained. We stayed 4 nights. Excellent location and very quiet. King size bed very comfortable. Room decor very tired, but room was serviced daily with clean towels, and bed linen changed after 2 nights. It has a perfect location for a great experience of Melbourne but unfortunately it doesn't deliver. Front desk staff is stiff and far from friendly (passable if you are looking for a false smile). Very small rooms, but clean. No room service which causes a problem when you do Philips Island day trip and the continental breakfast is really not worth the trouble. But very close and excessible to Flinders Street Train Station, the aquarium, shopping and several alleyway bars and restaurants.

I stayed in this hotel for one night in December after reading reviews on Trip Advisor. If you are a tourist to Melbourne looking for a cheap, centrally located hotel, this place ticks all the boxes.
