Emma is a fabulous host and runs a very clean and tidy place. The room is comfortable and the conservatory is superb. There is also an enclosed garden which is for the guests to enjoy. This is our third visit to this amazing place for hospitality and good food. Plenty of space to relax and view from huge conservatory superb, and to sit out in the evening with a drink watching the sun going down makes for a peaceful end to the day. We stayed here for 2 nights whilst attending the Woodhall Spa 1940s weekend. It's a LOVELY B&B in a lovely setting. Room is extremely comfortable and for us having the conservatory to ourselves and for breakfast was ideal. Breakfasts are well cooked and hearty and nothing is too much trouble for Emma and Mark. Looking forward to another visit soon!!!

Modern room, spotlessly clean, comfortable bed, own front door and private guest use of the immense conservatory. Also an attached guest garden. Lovely B+B with first class bedroom and en suite. Free wifi is useful. Great breakfast selection including a freshly cooked full English. Special mention to Badger the dog for entertaining us.

My practice in using this site is to first check the bad reviews I was somewhat thrown with this place because there weren't any. Having been there I can understand why - comfortable room with exclusive use of an extensive conseravatory - good quality breakfast - very friendly and welcoming - easy access to Boston,Lincoln and the coast - not...
