Constantinou Bros Athena Royal Beach Hotel is an adult-focused, four star, waterfront hotel in Kato Paphos. Firstly, if you’re reading a review that mentions children’s facilities, children, rooms with their own pools or noise from the Dome bar opposite, then they’ve probably been posted against this hotel in error and apply to the sister hotel next door, confusingly named the “Athena Beach Hotel“. The Athena Royal Beach Hotel is adults-only (16+).
My wife and I stayed here for 14 nights in an Elite Class Superior room with Land View on a bed and breakfast basis booked through Jet2Holidays in early August 2023. It was our first visit to Cyprus, booked at short notice due to our Rhodes holiday having to be cancelled due to the wildfires.
This is a quiet, well-run hotel which has traditional service standards rather than catering for the Instagram brigade. That said, Wi-Fi access throughout was very good. There was a mix of families with older teens and couples ranging from their 20s to 70s plus from different nationalities.
Our 3rd floor Elite Class Superior room with Land View came with:
• A VIP check-in with welcome drink and cold towels (even at 1am!)
• A plate of fruit and bottle of red wine on arrival
• Flatscreen satellite TV
• Fridge (loads of space for cooling your own drinks)
• Hair dryer
• Robes and slipper
• Choice of pillows
• Balcony with chairs and a small table
• Over bath rain shower and handheld shower head
• Replenished toiletries
• Huge double bed with a choice of how often to have bedding changed
• UK plug sockets and multiple usb sockets
• A toilet you could flush paper down
• Turn down service including a very welcome 500ml bottle of water each
• Dedicated breakfast room until 11:00hrs in the ground floor Pygmalion Restaurant. Others took their breakfast until 10:30 on floor -1. The choice, amount and quality of food and service here was fantastic.
• A late check-out of 17:00hrs
Our land view was over the car park, bowling greens and main road to the fields and hills beyond, a bit to see but not a lot. We were far enough from the road to hear only occasional road noise. There was some music to be heard on one or two nights from the complex diagonally opposite but this stopped dead at 11:30pm.
The hotel is only about 15km (20mins) from the Airport and we were the second drop on our courtesy coach. The first was next door at the Athena Beach Hotel. Do be careful to get the distinction correct especially if you’re giving your destination to a taxi driver etc. It’s only next door but there’s no need to drag luggage round in the Cyprus heat.
The beach side of the hotel is on part of the flat promenade that goes to the harbour in one direction and towards the airport in the other. There’s a charming little church if you head towards the airport with a handy cafe/bar around mid-way. Walking to the harbour makes you appreciate the tranquility of the Athena Royal and how well spaced its sun loungers are. It takes perhaps 30 to 40 minutes. Mostly you’re walking amongst hotels but there are a couple of bars along the way for a stop-off.
The hotel is very tranquil. Towards the beach there are ample well-spaced pairs of loungers with parasol, a chair and a small table on a grassed surface. There was little shade however if you wanted to site pool-side but out of the sun. Some guests had cabanas included in their package that were available for an additional 40 euro per day. Pool areas were calm and anything but crowded.
If you would like to use the sauna or steam room you need to complete a medical questionnaire and book these at least an hour in advance (so the staff can turn them on). I don’t think they’d be used much in August. The indoor pool was cool compared to the outdoor pool temperature. We each had different spa treatments that were on special offer which we found effective, relaxing and value for money.
The Rooftop bar (floor 5, lift by the restaurants or from floor 4) is a great spot to watch the sunset and fireworks on the ‘party’ boats. It does get popular, especially on nights where the entertainment in the bar/lobby is noticeably poor. Last orders is at around 11pm. Cocktails were 9 Euros.
The hotel staff were great, always friendly and there were plenty of them. Breakfast staff remembered your preferred tea/coffee order and if you’d rather sit inside or out (thank you Nataliya and Maria) and the roof top bar staff were incredibly welcoming (thank you Maria). This friendliness always came across as sincere. To be fair, we found the Cypriots generally welcoming and friendly.
The main lobby / bar evening entertainment was the only let-down in the hotel. We’re both musicians but think most people would spot that the quality was inconsistent. The bar area was often very quiet. It’s hard to know where everyone goes after 10pm!
The weather when we visited was 30 degrees plus during day, 29 degrees at 10pm down to 23 degrees overnight. Watch out for humidity: 78% at 10pm. If you don’t do heat, August probably isn’t for you. Apparently, it doesn’t rain between May and October.
It was our first time in Paphos and there are at least 4 main areas to explore:
• Around the hotel
• The harbour
• The mall
• The old town
Beyond that you can visit the archeological sites in Paphos (not a lot of shade / respite from the heat perhaps), Coral Bay, the WaterPark or go further afield on a day trip to, for example, Limassol as we did through Jet2. This was good value for money with an excellent guide.
We were disappointed with the Jet2 customer helper who didn’t match previous ones on the many Jet2 holidays we’ve been on before – we’ve taken that up separately with Jet2.
Once we’d obtained a map and sussed things out and got our bearings we found that the local bus service is very easy to use, centering on the harbour bus station where you change for old town or Coral Bay etc.. This is reached by bus number 611 (towards Harbour, left out of hotel main entrance, short walk, outside Tea for Two restaurant. During the day buses are so frequent you don’t need to worry about a timetable. The return bus stop, or to head to the Waterpark, is straight opposite the hotel main entrance. Trips cost 1.50 Euro single ticket up to 9 or 9:30pm when it goes up to 2 Euro, or 5 Euro all day ticket which works well if you’re changing bus to reach your destination. Be aware there is little bus information at the Municipal Market bus station by the old town; this isn’t a problem at the harbour bus station.
We ate at the following restaurants and would go back to any of them.
• Cavallini (Italian, twice), short walk from the hotel. We’d give it *****.
• Tea for Two (value for money British fayre, twice), short walk from the hotel. We’d give it ****.
• Rimini (Italian, twice), short walk from the hotel on the other side of the Popeye pub. We’d give it ****.
• Spice Hut (Indian), short walk from the hotel. We’d give it *****. Be aware their dishes might be a bit hotter than at home.
• Xiang Gong (Chinese), short walk from the hotel – don’t be put off by the stairs / kerb appeal – take a look from across the road. We’d give it *****.
• The Ribshack (Tex Mex), short walk from the hotel. We’d give it ***.
• Don Luigis (Italian), short walk from the hotel. We’d give it ***.
• Happy Island Tavern (traditional, twice), 20 minutes walk towards the harbour, on the main road. We’d give it *****.
• Chloe’s Chinese restaurant (harbour). We’d give it ****.
Our collection for the Airport was at around 9pm. Included in our Jet2 package was an in-hotel suitcase check in at around 11am, so we only needed to worry about hand luggage which we left with the hotel while we had a final meal at Cavallini, taking just our valuables with us. It also speeded things up at the airport – we were through security and passport control and into Duty Free only 15 minutes after arrival. Be aware Paphos airport isn’t very big and would benefit from more seating at busy times.
We had a late check out from our room at 5pm which we requested at reception a couple of days in advance. On check out of the hotel we were given one of the Constantinou Bros chain loyalty cards which gives discount on drinks etc bought in the hotel should we return - a nice touch. We’d go back but perhaps once we’ve retired and aren’t fixed to the heat of the school summer holidays.
We’d definitely recommend the Athena Royal Beach Hotel.

This is the second visit by our group of 14 friends to this hotel for a holiday. Over the last eight years we have stayed at all of the Constantinou Brothers hotels in Paphos. My preference being for the Athena Royal.
Although one of the smaller hotels the welcome we received on checking in was very warm making our group feel very much at home.
We are staying on a half board basis and we really appreciate the extensive breakfast and dinner buffets. The food selection is excellent and the food is tasty, with a different daily theme.
The rooms are tastefully furnished, and we particularly enjoy having a sea view room, making the little extra cost well worth it.
Thanks again to the hotel management for another very happy holiday.

We had high expectations of this hotel as we had previously stayed at the Pioneer Beach , but it exceeded all of them!.
On arrival we were upgraded to a suite which was very well appointed , spacious and had a supremely comfortable bed.
The dining was excellent, fresh orange juice and freshly made omelettes for breakfast, with all the usual breakfast offerings available on the buffet.
The lunch and dinner buffets both offered a wide choice of dishes and the ingredients were of the highest quality. It would have been good to have some more fish and seafood .The food was well presented and always hot. The A la carte restaurant provided first class silver service and very well prepared dishes although the menu choice was a little limited.
The service in the bars was very attentive and once again offered a wide choice.
The crowning glory of this hotel however is its staff - it would be invidious to single out individuals as they were all professional, friendly and always smiling but we have to make an exception for Maria in the restaurant whose warm smile got every day off to a good start and for whom nothing was too much trouble- even when we wanted to have breakfast outside!
The hotel is in an excellent location with easy walking in both directions, we loved strolling along to the beautiful little blue and white chapel in one direction and Paphos harbour in the other.

Fabulous location, a lovely walk along the sea front to the harbour area. We stayed in a double superior room, the bed/pillows were comfortable, room was very clean & shower was good too. The room also had a small sofa, mini bar, hairdryer, tea/coffee making facilities, safety deposit box & hairdryer. The room was a bit dated but that is a personal choice. We were all inclusive & at breakfast there was plenty of choice, lunch we had at the poolside restaurant, again there was a good choice from the menu. Due to Covid restrictions evening meals were served in the a la carte restaurant, again with plenty of choice from the menu, the food was nice. Thankfully, we were on a superior all inclusive package, as the menu was way overpriced! We have dined in many a la carte restaurants in Cyprus, regardless of how nice the food was, it was not worth the prices being charged. It had a lovely bar area & plenty of nice terraced areas to sit in through the day. All the staff were very pleasant, polite & attentive. The outdoor pool area was lovely, as it was winter we didn't use the pool but sunbeds were comfy. There is an indoor heated pool.

This hotel experience had absolutely no negatives from me or my husband. The Superior room with sea view was exactly that and the rain shower in the bath was lovely. There was an ironing board, iron, clothes brush, plenty of hangers and a good coffee pod machine. The beds were enormous and the most comfortable we have slept in - I even took the name of the manufacturer to look for in UK. There were plenty of clean pool towels provided which actually filled the length of the sun lounger, the loungers were comfortable too, very thick padding! They are socially distanced throughout the grounds. Lots of thought has gone into all these things. Hand sanitiser was everywhere, at door entrances, bars, lifts, restaurants etc. The beach area is a calm rocky cove, which we enjoyed as we could snorkel in the beautiful clear water, but I would advise to take swimming shoes. We stayed on a bed and breakfast basis and ate really well, as the variety of food and quality were superb. We did stay one night for the evening buffet dinner at 21 euros each, and again, the quality and variety did not disappoint. The view from the terrace while having breakfast was lovely, straight out to sea. We did not stay for the evening entertainment as we were out walking into and out of town. There is a great safe coastal pathway that takes you into Paphos centre, with the harbour, about a 25 minute walk. If you need a bus, there is a bus stop very close to the hotel and a day pass costs 5 euros for unlimited travel up to 9pm. We loved that this hotel was Adults Only and in a peaceful location. The swimming pools were sparkling clean and well maintained. The staff we met were so friendly and welcoming. We will be returning in 2022. I think that sums it up, we have never been to the same place twice, but this hotel with all its facilities ticked all of our boxes and we were very impressed.

We stayed here for 4 nights - we just wanted a short winter adult only break away.
We had the elite class junior suite with sea view. The rooms are huge... and bathroom too.., it compromised of a bath and large double shower!
As we had the elite class we had the meet and greet with champagne on arrival, a nice touch.
The junior suites has their own loft as they located on the top floor, which meant lifts were readily available.
It wasn’t sunbathing weather so we didn’t utilise the pools or beach cabanas - although one morning we did sit out along the beach front.
Hotel is lovely, clean and tidy, it’s quite dated internally, I usually like more of a contemporary feel and this was most certainly a more traditional interior. We were only on bed & breakfast basis, but breakfast choice and food was fantastic and very hot. Tea and coffee was served to us.
Entertainment was minimal, I expect this was due to time of year as it was out of season, this didn’t bother us anyway as we ventured out of an evening.
The seafront walk to the harbour is done 25 mins but is a nice walk, the buses run regularly outside of the hotel and we took a taxi a few times which didn’t cost too much.
We used the indoor pool which was nice, it was heated too which was a bonus!! I also had a lovely massage in the spa which I’d also recommend.
We did feel a little out of place age wise at the hotel, I’m mid 30’s and hubby mid 40’s, the age range was around 65+ but again this made no bearance on our break whatsoever.
All in all, would recommend and would happily stay again.

Having stayed at the Pioneer Beach in the past, we were really looking forward to a stay at another of the Constantinou Bros hotels; usually great hotels and great food etc.
Unfortunately the weather was very cold, not the hotel’s fault but, after the first week, the hotel decided to serve lunch in the Olive Tree Restaurant by the pool. Staff wore jumpers and coats and the hotel supplied patio heaters whilst the guests sat huddled in towels and coats to eat their lunch. Lunch itself was a choice of salad (on a very cold day) or some hot food; some of which I did not expect to have in a 4* hotel………fish fingers and/or chicken nuggets!!!!! The food itself was cold by the time you got the plate to your table. Why oh why would you put guests outside to eat when it was so cold?
We also like to eat al la carte, which we found absolutely gorgeous, but it was the same menu for our 2 week stay, this grew very tiresome after the first week so we only ate in this restaurant twice each week; as previously mentioned by another reviewer, this restaurant lacked atmosphere which could be easily addressed and was linked to the main restaurant at the side so not secluded for a romantic meal.
The breakfasts were wonderful and the catering and waiting staff fantastic but the meals each evening were very repetitive and no sign of any shellfish at all and no variation on the desserts.
The lounge in the Dionysis Bar was lovely and clean but no windows or doors were left open slightly to support COVID rules and the air was over hot and lacked air circulation. The hotel is amazing with all the sanitising stations and hand gels etc to prevent covid but the Dionysis Bar was a breeding ground for covid as no one wore masks except staff (most of them not worn properly as they were not covering their nose) so many people were coughing and a few people were not well either.
We made friends with some other guests and they were as disappointed as we were that the hotel was trying hard but got a lot of basics wrong.
Please start looking at what the guest would want, ask them face to face and not what you think they want. You’re staff are your greatest asset and they are all amazing and happy to please you, talk to them about any comments raised and listen to what they say they are your link to the customers and can show you how you can improve.

We feel sad you have not enjoyed the lunch on offer at Olive tree, and we apologize for that. I feel obliged however to mention there was far more choice of hot dishes than mentioned, as well as a salad bar, deserts station and fresh fruit display. It is indeed common practise here in Cyprus to place outdoor heaters in most restaurants and cafes as people love to sit outdoors even if it gets a little colder than normal. Thank you for your feedback on our a la carte and dinner buffet which will be shared with all relevant people for improvement. We are thrilled you have found our breakfast wonderful and for your kind recognition on our fantastic and helpful staff. This was our first Christmas ever away from family and friends. We could not have made a better choice as this hotel and the super staff made it a very special two weeks.From the outset, the beautiful Christmas decorations, the lovely room, the restaurants, bar, gardens and much more was the perfect antidote to missing home. The choice, quality and attention to detail in the food preparation and presentation made every restaurant visit a delight. Hot food was constantly rotated and refreshed - and unusual for many buffets, always hot. The a la Carte restaurant was also very good but we only took advantage of two of the four complementary meals we could have there as the buffet was also as good. The Gala evenings for Christmas and New Year were absolutely brilliant. So much effort went into ensuring the guests had a Christmas to remember.Entertainment was provided every night and various activities were available. It really was a Christmas to remember . Santa even visited with his elf and every guest had a gift ! Several single people were staying and I felt it was a good place to be for a lot of them. Many thanks to the Constantinou Brothers and their very hard working and friendly and efficient staff. Even the wild storms over Christmas did not affect our time in not so sunny Cyprus due to the experience we had at this hotel.

Visited this Hotel in March 2022 based on previous reviews, therefore am disappointed I haven’t been able to give it an outstanding review as those before me.
Checkin was efficient and simple as we were the only couple arriving that afternoon and luggage was swiftly taken away to our room, great we thought getting off to a great start.
Room review:
We booked a partial sea view room and placed on the 1st floor and view was better than expected. However the room had disability aids and handles all over the bathroom, which were wasted on a fit couple in their 50s. A standard room would have suited us much better. Oddly designed was a square cut window with a privacy screen separating the bathroom from the bedroom area which we found later really irritating as turning on the bathroom light in the early hours lit up the whole room waking up the other one sleeping.
A couple of hours after arriving on returning to the room after an explore of the Hotel we found a maintenance man in our room, checking the lights he said, then left advising would come back later. Returning to the room again after evening meal it was evident maintenance had been back as they had left a fluorescent light tube bulb on our bed, which remained in our room throughout our stay, despite the cleaner visits everyday.
Food Review:
If you enjoy meat and two veg, this is the perfect Hotel. We found the evening meal menu very repetitive. Calvary, Grill and Chinese was on offer every night. The fresh salad bar was also poor and the majority of it could have come out of a tin or jar, for example Tuna chunks and tiny skinned pickled onions (every night) There wasn’t a fresh sliced onion to be found. Overall the evening meals lacked that holiday extravaganza experience. There was only one evening (our final) which served up a fresh salmon platter.
The breakfast menu though was much better and served everything you would expect, freshly made omelette, eggs, pancakes etc.
Hotel grounds and facilities review:
The grounds of the Hotel are impressive and it is right on the sea front with ample number of sun beds and parasols. Unfortunately I can’t review the daily activities as they were none and the poor bar area wasn’t open. The gym facilities I’m told by my fella had a good selection of gym equipment.
They did acknowledge us as repeat guests from a stay in one of their other CB Hotels with a 10% discount on drinks which was a bonus.
Overall I’d give the Hotel 4 stars for its impressive grounds but only 3 stars for its evening meal food menu, we were board of the same offerings by the end of the week and this let the Hotel down for us sadly and was not the extravaganza we were expecting.

To our disappointment on arriving at the hotel, we were not assigned the correct room - we had reserved Ultra All Inclusive with sea view, this was eventually rectified:- in addition to find that the much larger family sister hotel (which we were under the impression we could have used) was totally closed and was a building and construction site with all the associated joys of continual drilling banging shouting etc. Had we of been made aware of this we would not of chosen this hotel, despite being in communication by email prior to our stay, of which there was never any mention.
Unfortunately our holiday was marred by continual storms with persistent rain and heavy winds, making it impossible to enjoy the beautiful pool, gardens, beach and costal pathway into Paphos Harbour, although had the weather of been good why would anyone want to lounge on a sunbed next to a building site.
Our stay was at Christmas and New Year, you could be forgiven to think that there was any hint of Christmas or associated Festivities often attributed to a major hotel, indeed it could of been any other time of the year.
Whilst the staff were very attentive and polite they all provided excellent service in the lobby bar and the restaurants.
With particular Big Thankyou to LUCIAN Who made our dining experience extra special and nothing was too much trouble. The food was very good and enjoyable, Eve and Salome were very attentive to our requirements
Overhaul the experience was very boring and lacked any real festive magic for ourselves, the hotel seemed to have lost any vision and inspiration. The festive music continually piped throughout the restaurants became monotonous and very repetitive, with no continuing Christmas theme. The bar and lounge area there was a total absence of any music,other than during the evening and resembled ‘God’s Waiting Room’.
New Year Eve was ‘lack lustre’ and totally unorganised, after Gala Meal everyone was invited into the Royal Ballroom to enjoy the Dj and associated Act, let me first say the Dj music was very poor and secondly the Act was pathetic, and resembled school aerobics, many guests in the room became vocal in their disappointment, shouted ‘rubbish’.
In order for us to further enjoy our stay we chose the hotel and were thrilled that it offered two ballrooms and associated dancing periods, but again the organisation was totally pathetic and was a contradiction and huge disappointment, it was a very much an after thought, by the hotel management.
In conclusion the magic of Christmas and New Year was lost.

The superior sea view rooms are on floors 1 to 3 as are the classic sea view rooms. You have to book a Junior Suite to get to floor 4.
The superior rooms are rectangular and face the sea directly but I think the standard rooms may be at a slight angle.
I think with the extras you get with the superior rooms they are probably worth the extra but both are fine and the hotel is excellent.
You can download the Constantinou Brothers app. It has details of all four of their hotels and if you click on restaurants it has menus for the a la carte restaurants.
