Payne's Harbor Inn was amazing. Our family of 4 stayed for 6 days/5 nights, and everything was terrific. The inn was immaculate and well appointed with beautiful antique furnishings, BI history books & photographs, fresh cut flowers throughout the hallway entrance and dining area, spectacular views of the harbor, wonderful, spacious room & summer breezes blowing through, delicious breakfast and the infamous Payne's killer donuts, fresh baked cookies in the late afternoon, beautiful yard & adirondack chairs to sit in, corn hole game, croquet, paddle board/kayak rental nearby, bike rack for all our bikes, lovely toiletries in the bathroom and great location - you could walk or bike to the Old Harbor or New Harbor and pick your restaurants to eat at. Also, the location of the inn was perfect...far enough away from the crowds (more quiet at night), but close enough to get to your desired points of interest. We loved the history of Carmen's family intertwined with the history of BI. Kevin and Carmen are outgoing, gracious hosts and we can't wait to return next summer!😃☀️🌊

Stayed on the third floor. Kevin was friendly and showed us around before sending us up to our room, 8 on the third floor. Rooms and place have that historic feel with old family photos. Front entrance door was kept open, so not surprising to see some mosquitos in the hallway. The location is good for couples who want to be away some from the more crowded and touristy area of New Shoreham. We preferred the limited number of rooms. The donuts and cookies were excellent. The breakfast was good with items such as bagels, toast, egg, meat, yogurt and fruit. Staff and guests were not wearing masks even in public areas, but seems to be the state of affairs on the island now.

Block Island has been designated as one of "The Last Great Places" in the Western Hemisphere. This is the result of decades of dedication to conservation and preservation. The natural beauty of this sacred island is a national treasure. Payne's Harbor View Inn epitomizes this by providing Victorian style accommodations steeped in history. Kevin and Carmen reflect the serene BIRI vibe offering low key, high quality hospitality. Rooms are comfortable, breakfast is generous and the views are absolutely sublime. The location is perfect too, just outside of town but convenient to the beach, kayaking, restaurants and heaven. Go, relax, repeat!

Thank you so much for your wonderful hospitality. Payne’s Harbor Inn will be seeing us yearly. 😊 We have stayed on BI many times and all were very nice. However, the accommodating and friendliness of Payne’s can not be beat. We came with 3 other couples, some of us rented mopeds the others enjoyed their time walking from place to place. Great location not far from the beaches, shops and restaurants, yet far enough away you feel the peace-fullness. The view on porch while enjoying your complimentary breakfast is just beautiful. We enjoyed eating here every morning. They fed you everything you would be looking for in the morning. Don’t get me started on the famous family donuts. A Must have! Thank you for an amazing stay! This hotel was absolutely lovely. The moment we stepped onto the patio we were greeted by guests and one of the owners, Kevin who happened to be outside relaxing with the guests as well. Carmen, the other owner checked us in and showed us around. The hotel has been there quite some time and has lovely decorations showing the decor of many generations before. The rooms were comfortable, and decent in size and the beds were very comfortable. Breakfast was included, served by the owners and even had complimentary mimosas and bloody marys. The hotel was located closer to New Harbor, but was a quick 5 minute taxi or 15 minute walk to downtown. I would definitely recommend this hotel and would return to this place for any future visits to Block Island.

My husband and I always stay at Payne's Harbor View Inn, but this April we decided to try out their new property, New Harbor House. It was WONDERFUL! The house itself is in a great location, being close to all of the main Block Island attractions, while still giving you that quiet/private residence feel. We were pleasantly surprised by how incredibly spacious the rooms were and we loved having a working fireplace. Within a few minutes of dropping our bags, we were already planning when we wanted to rent next. Can we say family reunion?? This house could easily accommodate for all of them. We couldn't believe how affordable this rental property was for the amount of space, and amenities. The owners, Carmen & Kevin are AMAZING!! If we needed anything, we knew they were only a phone call away. Honestly, this house had everything we could have asked for and more! If we could give more stars, we would! 10/10 would recommend!!!!

The minute you drive up to Payne's your shoulders drop. The grounds are so well manicured and full of bouquets of beautiful flowers. The Inn itself is spotless. Both Kevin and Carmen greeted us with such a warm welcome and displayed such kindness to my family and I. Along with them, Shay made you feel like you were one of the family and did her best to suit everyone's needs at the delicious breakfast. Location is great as it is away from the main street but close enough to walk to old harbor. I will make it a point to go at least annually. Payne's is a slice of heaven.

What a fantastic opportunity staying at this gorgeous Inn with the perfect blend of classic Block Island Charm/Character and modern conveniences! This location is hard to beat being just a few minutes down to the best beaches on the island and the gorgeous Salt Pond with tons of great restaurants, Payne's Dock full of music and fun and paddleboard rentals just steps away. My husband and I when looking for something to do found that we spent most of the afternoon just enjoying the property and vies from the Adirondack chairs tucked away in the shade yet in the center of it all! Carmen and the staff are AMAZING. Oh and AC for my husband which is major. thank you!

One of the most beautiful spots on Block Island. We were greeted by Carmen and Kevin upon arrival, they gave us a tour of the property and building, simply amazing! We had booked one of the balcony rooms to enjoy the view and fortunately were able to upgrade to the Master Suite high above. The backyard has a Million Dollar view, the suite provided a Hundred Million Dollar view! We were able to see a few of the rooms, all expertly decorated with charm and warmth. The Inn is meticulously clean and inviting. The staff were unbelievably nice. A short walk down the hill to Payne's Donut stop. it was a 15 minute walk into town with many shops, boutiques and restaurants. The 20 minute walk to the beach was both exhilarating and worth it. They have beach chairs for use also? Sitting on the back deck watching the sunset, having a cocktail with Carmen and Kevin was just like sitting home with your favorite neighbors except with a Million Dollar view! We Will Be Back!!

Carmen and staff couldn't have been more welcoming and helpful. Carmen knows everyone and is totally networked in her community. She arranged for us to rent a car when we realized we needed one if we wanted to have the freedom to roam the entire island. The Inn with big porches front and back is in a great location overlooking Payne's Dock. Fred Benson beach is very close to the Inn. Breakfast was great and of course Payne's killer donuts were always around in addition to traditional breakfast foods. There were cookies in the dining room each afternoon. Can't say enough good things-a very nicely run family business.
