Kapalua Villas Review written 23 03 27 This was supposed to be a very special post pandemic family reunion, of seven of us who hadn't seen each other in more than three years. It was Hawai, because some of us are Canadian (Toronto, B.C., Calgary) and some are Australian. I had booked two villas, with two bedrooms each, all pre-paid. Two arrived at 5 PM on Sunday: no staff at the villas. There was an envelpe at the office with our names on it. My relatives had to phone someone off site, who gave them lock box numbers. The property is very large, and it was hard to find the first unit. The staff on the phone would NOT GIVE them the lock box code for the other unit. Meanwhile it got dark, and the rest of us arrived about 8 PM. Our phones were nearly out of battery life. The person who answered for Kapalua Villas kept hanging up. We were all exhausted from a day's travel. We waited 90 minutes to get into the unit. We had had NO WARNING that the reception would be so inadequate. The next morning I went to the office see a person, who then told me that I had to pay many more fees: Tax GET Maui, Tax TAT County, Tax TAT state, (charged daily), ad Cleaning charge of $339.00 for each unit charge once for our eight day, a daily resort fee, and Damage Protection fees. The total extra I was charged was $2,784.16 US funds. (Canadian was nearly $4,000) The office staff kept telling me these charges were "on the website" and I should have known. I took out my iPad and asked the staff to show me where on the website these fees were listed. She was unable to find them.I have since been on the website many times, and never found them. My travel agent also could not find them. I have tried, via my travel agent. for two months to get a reply from the Villas, an apology for the dreadful arrival, and a reimbursement for the horrendous overcharges. I am still behind financially, since the total bill, without the overcharges, was exactly what I had budgeted for. I have travelled extensively for many years, and have never, ever, had a worse check-in, or been subjected to undisclosed and horrendously high overcharges. I had been to Hawai, including Maui, four times before and always been delighted with the venue and the services. That ended on this 8 day trip to Kapalua Villages.

We have been going to a maui for 20 years, always staying at the Whaler 1224 on Kaanapali beach. Our preferred unit wasn’t available for the time we wanted, so booked Kapalua Villas for a week. The unit was huge, a one bedroom lower level. Wonderful patio looking out at a long expanse of lawn and the ocean. Kaanapali beach is one of the best in the world. Unfortunately, swimming in Kapalua is quite inconvenient. The local Oneloa Bay beach is full of coral, making swimming difficult, and a walk down to DT Fleming, not much better. Prices reasonable for Maui, but don’t expect Kehei prices.

We had a terrible stay here. We voiced our concerns to management but nothing was done. I have stayed in 2 star hotels that were nicer. The villa was dirty, dusty and dated. The bed was terrible - you could practically feel the coils through the mattress. The room was stuffy. All decorative plants (there were a number of them in the unit we stayed in) had a ton of dust. The ceiling in the primary bedroom was even dusty and the fan kept blowing the dust around! There were black hairs that were found throughout the unit (not ours). There was a small piece of toilet paper left in the shower (I’m not sure how that would have even gotten in there - this just goes to show how little effort was put forth when they were “cleaning” the unit). The tub had a line of dirt at the bottom of it. It also did not drain properly so when you showered you stood in some water that hadn’t been drained yet. Some of the dishes in the cupboards weren’t clean. Doors had a layer of grime. It was a dated unit (large mirrors/older cupboards + decor/carpet), I understood that, but it was not well maintained/ cleaned at all. Would not return. We ended up staying elsewhere in Maui for 1/2 the price and was a much better stay.

We love staying at the Kapalua Ridge Villas, as they have amazing ocean views. You can actually see the curvature of the earth on the ocean. They are clean and have a full kitchen and spacious lanais with a dining table. Nice private pool areas. Romel Lizada, Front Office Manager, along with Melissa, Ashley and Rowena are always just a call or email away for questions or help. We also really like Gerry and Eddie, who handle any minor maintenance issues and also helped us with our overly heavy luggage. Great place to stay!

This is the most costly and disgusting hotel you can book. We booked villa 26H. The pictures will speak for themselves, but the list of grossness was huge for paying over $700.00 a night before fees. The kitchen was dirty with material left in the cabinets and doors missing from the actual cabinets. The grout throughout was black like it hasn’t been cleaned since it was built. The furniture was torn. We found dirty male underwear and socks in the nightstand. The paint was missing throughout including light switches that didn’t exist. There was bubbling paint and water intrusion. There was black mold on the headers. The windows were old and let cold and hot air in. We sent pictures to management and nothing. This was the trip with my elderly mother to check out wedding venues.

Our villa was in building 26 and was literally steps away from the absolutely amazing coastline. Walking distance to The Ritz. Steps away from the Kapalua Trail. Can’t say enough about the is location.

We booked through Virgin for our honeymoon. No information before arrival, arrived in dark wrong address for office- was shut so had to phone to get code for villa. No instructions on how to find. Arrived worn villa, Spacious. Bugs in bath needed to clean all the bathrooms, dishwasher, dryer and safe not working. Bed side cabinet soiled in something awful. Unable to contact reception. Renovations in villa below meant construction work all day noisy, leaking shower power and water turned off. The resort is nice but these are not refurbished villas do not book Complaint with Virgin ongoing and not resolved.

Pros: First glance looks beautiful. On our 25th wedding anniversary here and lots of space. Gorgeous views … splurge on the Oceanside. Left a nice bottle of champagne for our celebration. Laundry is nice and the Linai is convenient. Cons: secluded from other visitors. (Con for us anyway as we are social). LOUD window air conditioning. Broken fridge - all electronics fritzed one day in and it is a ghost town in service. Self check in was great but when following email instructions after 3pm for maintenance it kept kicking us back to the main menu. Had to turn off the fridge due to clunking and when finally reached a person the next morning (Melissa) she seemed less than enthused to help. We had l/m the night before and no one bothered to reach out. You’re kind of on your own here and not our cup of tea personally.

More like 3.5 stars Stayed in a 2 bed 2 bath golf villa in summer 2022 If I came to Maui again would definitely consider staying in the same villa but would also look at all my options before booking again. Pros: great views, beautiful grounds, clean, overall well maintained but with some exceptions noted below, comes with some cleaning items (for dishwasher, dishes, and washer) and plenty of cutlery, cookware, and dishes, close to Lahaina and kapalua beach which is great for snorkeling, great pool that was hardly ever busy. Also they are very responsive to emails and phone calls during normal business hours. Cons and reasons to remove 1.5 stars: 1) broken items in the room: sofa bed was broken so couldn’t be used, one of the towel racks was broken and fell off (had to get them to fix it) and the sliding door in the 2nd bedroom wouldn’t lock. They didn’t fix this last item but we figured the chances of a break in were small. 2) price is not worth the villa. For over $1000 a night (due to so many taxes and crazy fees) I expected better. 3) the shuttle service number didn’t work when we needed it. The welcome email talks about the service but then when the shuttle service phones aren’t working and no one can get a hold of them, Outrigger says they don’t manage it. We initially had our relative drive us to Fleming beach then expected to call the shuttle to get back. Well we (myself, 4 year old daughter, and 66 year old mother) ended up having to walk 1.5 miles with 2 beach chairs, a beach umbrella, and all our stuff, which wasn’t easy since it is up hill. The least outrigger can do is warn you in the welcome email not to depend on the service since it isn’t reliable. Oh and we couldn’t take Uber due to no car seat. 4) Although the unit was quite clean, the fabric shower curtain in the 2nd bedroom was quite moldy on the bottom (since it was too long and always got soaked when the shower was used) to where you could smell mildew when you showered. Why not just use a waterproof curtain?

Maui residents & businesses still hurting from Covid and are desperate. The views were amazing & the golf was fantastic for an avid golfer. Everything else was cringe worthy aside from a couple solid meals. The workers at Kapalua restaurants lack the typical customer service techniques prior to Covid. They had a very "take it or leave it" attitude even when just asking for a reservation or if walk-ins are welcomed. According to regular goers we dined with, the menus have been greatly reduced, which is understandable for the times, but at least have a smile on your face and enhance customer service. The Kapalua Villa Covid cleaning charge is horrific. Due to delays in checking out, we revisited our villa to kill time, but within an hour of us leaving, again not officially checked out, the cleaning employees entered our villa and cleaned the villa. Again, attitude was not the best as we asked if we could go back in and they responded with saying we would be charged another cleaning fee. For almost $300, an hour of cleaning is definitely not worth it and won't stop Covid if that is your concerns. On top of it, it was discovered that this cleaning employee stole my wife's passport the day before while we were out and we conveniently recovered it after her manager spoke with her about it though the front desk had called 10 minutes earlier inquiring about it in our presence. Overall, a sketchy time visit to supposedly a highly ranked facility. Spending the extra money to stay at the Ritz or Montage may be the better play, but overall the Maui residents appear to be desperate coming out of Covid.
