Good location, natural surrounds and low rise. Had they not marketed our villa (T23 6&7) as “opulent” and “luxury” I would have given it 4 stars - if the interior issues had also been resolved. Broken blinds, AC failed for 4 days, stained carpets, stained walls. Generic interior, though not low-end, as it did have some quality furnishings. My Perfect Stays Management company was apologetic and very responsive and we came to a mutual satisfactory resolution.

We booked a Ridge Villa 1 Bedroom oceanview suite through Air Canada Vacations for April 2022. It was amazing! The view was spectacular from our suite, the unit itself was very well equipped (2 floors: bedroom up, kitchen living down). The only negative I could find to mention if forced to is that the decor is somewhat dated, but that didn't affect our enjoyment at all. The complex itself is so well look after - groundskeepers working hard everywhere. Very quiet with an nice ambience. We enjoyed visiting one of the Ridge pools daily; found very few people there for any length of time; they would come and go. Of course we visited the beach below the resort daily, as well as others in the area (several within 15 minute walk). I had to contact the front desk staff with a question and found them to be both helpful and efficient. Not our first visit to Maui (and definitely won't be our last). We plan to stay at Kapalua Villas again.

Wow, what an amazing stay we enjoyed at Kapalua Bay Villas. The accommodations themselves are beautiful, comfortable, and spacious, with a full kitchen, large bathrooms, and luxurious touches everywhere. But the real value in these properties is the location! Their hillside position offers stunning views of the ocean and Molokai, as well as a gorgeous vantage point for the sunset. We went during whale season and would sit for hours watching the wondrous sight of numerous whales swimming, playing, and diving in the waters just off the shore. Another major bonus is that the property is within a 10 minute walk to Kapalua Bay Beach which is my favorite beach in Maui. We were there most days, and not having to deal with the horrendous parking situation at the beach was an absolute blessing. The property also includes a shared heated pool which we definitely enjoyed as well as the communal barbecue grill.

The villas are old and is need of repair and a major remodel. The carpets are dirty and the furniture was saggy, dirty, and torn. We were move to a slightly better unit the next day but it was also dusty, musty, and rusty. We were told that we had booked a standard room and not “gold”. That was the explanation for the terrible unit conditions. We purchased air freshener and disinfecting wipes to clean up the place. The staff was receptive to our concern but there was not much they could do give the condition of the units. Shame on you agoda! Agoda is the managing company.

From start to finish a nightmare. This is a beautiful place. The views are great. The units are nice enough. From the beginning it seemed great. But then we had to add a room. We had 4 needed 5. That is when it started. They started charging additional deposits to my card. 6 times. I had to block them from my American Express card. Finally got that worked out. Checked in on Saturday. The unit (ocean view) was gorgeous and filthy. The carpet is totally stained. It is white by the way. The screens didn’t work. There was no hot water and the vents were caked with grime. I made them come and look at the carpet to make sure that they did not charge us. They wiped the vents well one of them. The others stayed dirty. I called about lights out in the unit and the hot water Sunday and Monday. They came today 4 times. Still no hot water. Like warm. I called the manager. He is not in until Thursday. I called corporate. No answer. Just a message. Called reservations nothing they could do. We have stayed here many times before but this is unreal. Showers not working in one unit. No hot water in another unit. Squeaky cabinets in another. Bugs in yet another. So frustrating. Oh and one more thing. They told me I needed to run the water to clear the lines. Like I had not already done that. I am sorely disappointed.

We loved our stay. Super clean with all the amenities. Our grown kids stayed in an adjoining unit so we were able to easily visit each other (patio condos). The pool was right next door and was delightful. There were a couple of grills that we used several times. We ate in most of the time. The view from the patio was of the golf course with the ocean in sight. Using the shuttle was great so didn’t have to drive to any area in the complex (beach, shopping). We highly recommend the golf villas!

We booked thru Southwest Vacations. They gave us the wrong address for check in. It took several calls to determine the right address. Unit was 1bedroom ocean view. The blind on the sliding glass door was broken and would not raise, therefore obstructing the ocean view. Maintenance removed the blind. Water to toilet was turned off. We turned it back on to discover it ran continuously. Maintenance repaired. Microwave was unplugged We discovered why when the timer alarm went off in the middle of the night. We unplugged it. Nice carpeting but very dirty. Holes in bath towels. This unit 22T1 needs attention. It would b wonderful if they would take care of it.

My husband and I are visiting maui for our last getaway before we have a baby and were really looking forward to a relaxing stay at the Kapalua Villas. We checked in last evening, and ever since our checkin, the A/C in our bedroom has not been working. We had to SLEEP ON THE FLOOR in the living room last night because of how hot it was in the bedroom, and their maintenance services are provided only between 9am to 3pm, not after hours. My back is broken from tossing and turning on the floor all night.  (it was either the floor or the sweltering August heat in the bedroom, we had to pick our poison) The resort's own maintenance guy came in today but was unable to diagnose the problem with the a/c. We called/spoke with the front desk but all we keep hearing from them is that "we're waiting on the all temp a/c guys to come and investigate what's wrong".   We've been trying to ask them to get us moved to a different unit, but all we hear is "we're working on it".  Now we're stuck wondering what to do with our day, whether to stay in unit and wait for their call so we can complete the move? Or to go on with our plans. At 6mo of pregnancy, this is the kind of disappointing for a renowned Hawaiian resort. Pretty disappointing for paying $500~ a night. Spend your money elsewhere...

2 Br condo in Bldg 14 was rented through My Perfect Stays vacation rental . It was exactly per the pictures posted. Well stocked with the basics. Close to the pool. Kids enjoyed playing frisbee on the green grass when there were no golfers. Grounds were well maintained. Walk to the beach is a short 8 mins and very pleasant. So many gorgeous birds. The Coastal trail was great and sunsets on Napili beach were enjoyed as well. We did not get a chance to play tennis on site. The unit did have beach toys, snorkels, chairs and misc fun stuff. Snorkeling at the Bay was fabulous as well. Unit itself could have better furniture and pots and pans. Both were very well used and for the price of the unit this was something that could have been changed. In addition the toilet paper used was the absolute worst sand paper type toilet paper worse than public restrooms. Check out procedure was not 100% clearly listed in the manual regarding how to return the key, but did appreciate the staff who picked up the phone to support us with this at My Perfect Stays.

Family of 5 stayed in Ridge Villa 2314. 2 beds and 3 baths. On Golf course and partial ocean view. Ample space for everyone. Overall the Villa was nice and clean. Kitchen well stocked. Currently in the process of remodel and some cabinets were missing or do not have handles. The resort itself is more suited for families with young kids or older couples. I was traveling with 3 teens. They received looks for making too much noise at the pool and felt uncomfortable and left the pool. After a long day we were on the patio with another couple at 11 pm and were yelled at to be quiet by another resident. Something to keep in mind if traveling with several families (party of 20) and you plan to get together.
