The setting is spectacular with a gorgeous view of the Tiber Valley. The swimming pool is stunning. However, this place does not justify the price: the quality and presentation of the food is below the standard expected, presentations is slapdash, some of the courses were served barely warm. The rooms were uncomfortable, with a noisy ceiling fan and no airconditioning....

My wife and I spent 5 nights at this small Umbrian Gem. Daniele and Maria have created a comfortable, simple, but elegant B+B in the Umbrian hills. I was dismayed to read the Sept posting, as we'd booked and had no option but to continue. I expected the worst and found the exact opposite. Did we stay at the same estate as the previous poster?? We were able to find the front door with no problem; there were no mops and brooms or bikes in sight. I had high expectations. The website makes the hotel look really special. It’s not. My heart sank as we went up the drive (the gravel road mentioned in a previous post was fine and for most hotels in Umbria and Tuscany this is quite normal) First impressions were wow, this could have been stunning.
