The village is gorgeous, the B&B too. We were staying in the Annex building in the old town. Very clean and spacious room, newly renovated. Breakfast was basic, although chef was preparing fresh eggs and croissants.

Although it is a bed and BREAKFAST they had no coffee/tea to offer on the little station in our room. After breakfast there was nothing in terms of food/drinks to get. No fridge with drinks (not even water), beers and wine, or even a vending machine with snacks. The village offers a very small and limited market which is only open until 13:00/15:00, so good to keep in mind!

All in all, not 5 star to me, but a comfortable 4 plus.

Nice quiet location.
Breakfast good, maybe a little too little seasonal fruit.
The pool should be maintained a little better (flies and leaves on the water surface). The beds are very hard... The staff is friendly, parking is available next to the building, bicycles can be rented.

My husband booked the place for our anniversary and we were absolutely satisfied. The staff is really friendly, helpful, speaks English and German and help in everything: booking, directions, etc. The rooms are big and cosy, the view is amazing and the breakfast is wonderful, also suitable for people with allergies. We would like to go there again as soon as possible and would recommend it!

Not a 5 stars hotel. I wonder who assigns those rates here in Croatia. The hotel do not have room service neither a restaurant. The breakfast is poor, no fruits nor juice.
The room was clean, heating works, mattress was comfortable and the shower has good quantity of hot water. But the bathroom is small, you need to squeeze to get into the shower, and services and amenities are inexistent. The sauna was not working and at night there aren’t employees in the hotel.
If you are looking for a solid 3 stars this is good but maybe not the best price for the level of comfort and service they offer

We booked 5 days stay in Palazzo Angelica for our honeymoon. At first all looked nice, and then we unpacked and look around. Window was broken, could not be opened. Walls in the room were dirty and damaged. Toilet was DIRTY. Hair drier was dirty. We had no soap in bathroom so we washed hands with shampoo. Then we went to spa zone and awful moldy smell stuck us. The water in mini pool was not changed for who knows how long it was smelly and dirty. It was already late so we didn't have option but to go to sleep and stay at the hotel. Next morning we decided to leave hotel before we get some disease. At first hotel manager told us we cant cancel now and they have to charge us full stay, but after our agent sent some photos of the dirty room to management, they decided to charge us only first night. This is definitely not 5-stars hotel! This place is health risk for any guest.

Hotel unprepared for us which is strange as we went for Easter. We arrived in the evening, a student worker “guiding “ us, knowing nothing about the place. The apartment was 6C cold, stone walls, only AC available to heat. We were freezing, couldnt take a shower.It took us a day to have 20C in the room. Bathroom is supertiny and has no heating. Bed was like a foldout metal base bed, mattrasse not good. You turned on the bed and it squeeked every time. Couldnt sleep well. Sofa is old with a cheap cover. No soundproofing from the staircase so it felt like living on a corridor.
Pictures on the web are misleading, place is much smaller than on photos. Loft is useless, only decor.
Sadly no information available about what to see in the area, clearly only prepared for locals.
Breakfast is very poor, no selection. Coffee not nice.
Sorry, not recommended.

We booked the suit at the anex buliding but didnt realize it was not right next to the main one but 150-200m away in the old town and it was more like a private apartment. Too little staff. The outside of the hotel needs more attention. The employers were great! Especially the manager Milena.
Some cocktails at the pool since it is an adults hotel only would be great!
Very satisfied with the breakfast. Fresh and warm glutenfree buns. That was a great surprise! Loved it! Nice and relaxed stay.

The problem with this property is that the high standard you get promised, doesn't exist. The pictures on the website and booking are very beautiful, but once onsite, the dream falls apart...
Many flaws make this a major disappointment.
1: NO private parking as advertised, as you have to park on the street.
2: NO fitness center as advertised. All you have is 2 bikes standing in a corner of the sauna area. But I guess this was mandatory for being able to apply as 5-star property
3: No choice of breakfast as advertised on the website. We got few slices of cold cuts, No fresh fruit juice, no Istrian sausages, or anything that would make this worth it.
4: YOU HAVE TO PAY EXTRA FOR COFFEE AT BREAKFAST... This is very unusual, to say the least...
5: Bad odour coming from the bathroom when the hammam sauna below was working.
6: Oprtalj is very small and very quiet. This is fine, but you don't have a lot of possibilities to eat or even to buy something to eat.
7: The shower has a shower curtain, which is not very comfortable.
8: Do check your bill carefully when checking out. The amount is only mentioned in local currency and, no luck for us, the printer of the property didn't work, so we received our bill after leaving through email. Major problem with the bill: We got overcharged for a superior room and saw some additional costs (though everything was supposed to be included in the price we paid through booking.) After calling the property, the owner told us he would check if he made a mistake and made a new bill for an amount closer to the true amount. But, as stated in number 4: The coffee during breakfast is charged... Never ever did I see this.
9: There were many other shortcomings, but basically, don't be misled by appearances.

The property is nice and has been renovated well. The outside pool is nice and you have a great view on the surrounding hills. Beds are ok and standard room has decent size. When leaving we even gave the owner a little tip because he seems to be doing what he can and does this all alone. We wanted to encourage him to do better.

We really enjoyed our stay at your Palazzo, but I think some things could be improved to enjoy our stay even more and some useful information should have given up front:
We arrived on a Monday. Nobody told us the restaurants in the village were closed. We walked over there, had to walk back to the hotel and find ourselves another one: They could have advised us on that upon arrival.
They could have also told us that we had to pay cash in most restaurants. We are really not used to that. We even had to drive back to a restaurant to pay the next day because we had to go to the ATM first.
We loved the room but a small refrigerator would have been nice. Specially that because after the personel are gone we couldn’t get any cold beers or wine any more. Also a coffee maker would have been nice.
It’s nice that when you arrive after a long day of driving, you get something offered, like a glass of water or a lemonade.
Somebody could have offered to help us with bringing up the luggage.
Two things that were kind of annoying:
One is that the lady from housekeeping came into our room without knocking while I was changing to go to the pool. I think she should always knock at any case.
Two is that waking up from phone calls under our window was not so nice. Specially when you want to sleep in. And constant phone calls during the breakfast is not done either, when you want to have a quiet and relaxing breakfast.
Luxury is not a hotel room with a balcony or a bath. Luxury is not having to think about things, not getting upset or people making your stay incredible.

Very nice property with lots of charm. David was an excellent host who made sure we were comfortable and cooked a top quality breakfast. The hotel sits on a hill with fantastic views of Motovun and Livade. Watching the sunset from the lounge with a nice glass of wine was a great was to relax after a long day of travel. Not much going on the area, but the food and atmosphere at the nearby Konoba Oprtalj is spectacular.
