A very friendly guest house but way overpriced for what if offers. The smallest toilet/shower room I have ever seen, you could only just close the door behind you and had to step around the toilet to get in the shower. This guest house is a very tired house. It needs a great deal of money spending on this property to smarten it up. The damp smell as you enter the property puts you off. The landlady is very nice and her husband also.

We thoroughly enjoyed our stay the Brooklands Guest House! The hospitality of the owner Karen (so friendly, accommodating, and helpful to us), the wonderful hot breakfast (along with yogurt, cereal, and fruit selections), and charming feel of a family owned business all made our stay a wonderful experience. Stayed in a family room which was very quiet and comfortable, with a wonderful full English breakfast included. The hotel had a cosy lounge and breakfast room. however, it was the friendly, warm service we received that made it for us. Our son loved it here we go to the Lakes every few years and would definitely stay here again....
