Firstly, I have never left a review before good or bad so please note the experience was that bad is the reason I’m doing this. STAY AWAY from this place at all costs! We booked on bookings.com which stated a room with 2 double beds. We turned up on the day and Chris opened the door to my wife who wanted to ask about parking. He stated the booking is for three Adults which we corrected as it was 2 adults and 2 children (5&2). Chris said he can’t let us stay there and shut the door in my wife’s face. I then knocked on the door to take to Chris, who was rude, obnoxious and showed no desire to help. We was left over 100 miles from home with 2 children with nowhere to stay. We finally found a lovely hotel who was more than happy to accommodate and we booked the exact same room with no issues. Chris also refused to refund our money, then after negotiation with bookings.com it was agreed if the dates where resold he would refund us the money. Within 4 hours all dates where resold on the website, after chasing 2 times we finally had a refund... but only £200 if the £320. After questioning Chris claims the room was not sold for 1 of the nights... and in the words of booking.com “he is playing games”. Chris will reply to this, as he has for all bad reviews on here - but note it’s always someone else’s fault and not theirs. Please please avoid staying here at any costs! Shocking place and people!

When a person has 3 guests booked and arrives with 4 and expect to stay in a room designated for 3 guests this causes as much stress to us as the guest. We are covered by an insurance policy that states if more than the allocated number of guests stay in a room then they are not covered.which puts us in a very precarious position. We do not enjoy turning guests away but should something happen during their stay we are leaving ourselves open to losing everything we have. We find it strange why people do not understand this fact. If a guest is honest and truthful when filling out booking on line this type of problem will not occur. We are not obliged to return any money to guests in a situation as this but we did all we could to rent out the room so therefore returned him £200.00.

I stayed here for 4 nights w/c 13 August in the family room with my Mother and two children. The room was extremely clean and spacious. We have stayed in various B&B's throughout the years, and this one wins hands down for cleanliness. Lovely beds, very comfortable indeed. This room is at the top of the B&B so quite a few stairs to climb, but worth it. We had breakfast one morning, which was fantastic. We are not big breakfast eaters, so decided to do our own thing after this and having a fridge in the room was a perfect opportunity to be able to do this. Great addition to the room. The full English was however very good. Chris, the owner was very pleasant and accomodating, moving his car so that I could park at the back of his driveway for the duration of our stay. Nothing was a problem and he was very helpful and friendly. We will definitely stay here again. :) Great location, a short walk from the main street and sea front and the room has a good sea view.

I have just returned from a 2 night stay at this lovely little guest house... it was very clean and the staff are very friendly and they couldn't do enough to help.. it's in a great location and within a short walk from the town and the beach...I would definitely stay again... it was also very well priced...

We booked and paid up-front to stay here for 3 nights to celebrate my birthday. After a long 3 and a half hour journey, my fiancée, toddler and I arrived, where the owner said that the booking only mentioned 2 adults and was adamant that he wouldn’t allow us to stay due to insurance reasons. We have stayed in many hotels in double rooms without issue, our little girl sleeps in a travel cot or shares our bed so doesn't need additional space. Now we were 130 miles from home with nowhere to stay, it was almost 7pm and we had a hungry toddler who also needed a nappy change. We asked to use the toilet but were told we couldn't because they were only in the rooms, but seeing as we had already paid for our room for 3 nights this was pretty outrageous. The owner’s response regarding our money was he wouldn’t give even a partial refund unless he was able to re-sell our room, but they were unwilling to cancel our booking, meaning the room would not become available on accommodation listing websites. I’m sure 99% of their bookings come from online sources and not passing trade, so effectively there was next to no chance of us receiving any money back (which turned out to be the case). During this time, we frantically searched the internet to try to find alternative accommodation, the owner made us feel very unwelcome, rudely asking us to move our bags from the hallway when they were already pushed to the side, and we felt he generally had the attitude that the situation wasn’t his problem he had our money. Eventually he must have just wanted us out of the way so he called a guest house nearby which he knew of. Although it was a pretty shocking place we would never normally stay in, we were desperate so had to take it even though it meant us spending out hundreds more we didn't have. All in all an experience to forget. Great Yarmouth was fantastic, but do yourself and favour and stay elsewhere!

Regrettably the guest had neglected to add 1 child to his booking when booking on line. Had he done so he would have been allocated a family room and there would have been no problem.. Our insurance policy will not allow us to put 3 guests in a double room as the guest are then not covered by insurance. Should anything have occured to injure one of the guests then I would not have been covered and I could have been sued for all I have. The guest also mentioned that he had a travel cot for his child and given the shape and size of the room it would not be possible to fit his travel cot. The guest was not refused to use the toilet facilities and never asked to do so. I strongly refute this fact. Once I realised the predicament the guest was in I called every guesthouse I knew in the area and found them alternative accommodation. I was quite happy to cancel his reservation and have it removed from my diary thus giving us more chance to rent out the room and return him his money. For some reason his booking agent said they were not able to do this. About 50 per cent of our bookings come direct to us and not 99 per cent as assumed by the guest. This type of situation is as stressful for us as it is for the guest. We do not enjoy turning people away so urge people to be truthful and inform the booking agent of the total number of guest that are to stay. Better still call us direct. Chris Bond Manager
