A great little bed and breakfast hotel run single handedly by the lovely Lesley. My breakfast needs are modest but she does do a full English. I usually have an egg on toast, and her fried eggs are superb, just right and not snotty. Free wifi and parking, and I keep on coming back.

Easy to find. Warm welcome from the owner. Small room but everything in that you would want. Vety clean. Nice sunny dining room for breakfast - choice of cereals, cooked breakfast. 5 minute walk to St Annes shopping area. Bus stop nearby as well as train station. Will definitely return

One night stay for a very reasonable single room with nice views and comfy bed. Hosts were very friendly and helpful. Recommend for a quiet family stay. Tends to get busy on the weekends so booking in advance is useful

The room was very clean, and the bed was very comfy, the breakfast was very nice and cooked fresh. The only criticism I'd give was the room we had was a little small and you would have to be the size of a super model to use the shower cubicle was :) would I go back, yes I would, the... More

Lesley the owner is a lovely friendly lady extremely helpful. The guest house is very clean & provides a good full English. The location is excellent being adjacent to the high street where many shops & restaurants can be found,

This is a lovely hotel with a 5 minute walk into Lytham. It is very clean and up todate, I would stay here again without a doubt. The landlady was very helpful and was saying the best places to eat, I managed to park ok

Stayed for 1 night as attending the lytham festival. Room was room 2 on ground floor as it is a triple It is a lovely room, nicely decorated, very comfortable beds and bedding. Bathroom en suite and in a separate corridor . Breakfast was okay Staff lovely and happy to help with ordering taxis etc. Limited parking available at front... More

The welcome from Lesley was warm and friendly. My room was clean and well furnished, including a full-length mirror in the bedroom. The en-suite was small but adequate. Breakfast is served from 08:00 to 09:00 and checkout is 10:00. The hotel car park has room for 6 cars but I found the marked spaces quite narrow. I would stay here... More

Lovely little B&B with off street parking. Well worth a stay here as the lady is so friendly and welcoming. This was my second visit here and I still highly recommend.. Situated not far from a little town centre with shops and places to eat/drink. And only 15mins drive from Blackpool .. Bonus!

Had just one night in room 4. Spacious, comfy huge bed. Lesley was a superb friendly host . Breakfast freshly cooked . Absolutely nothing to criticise in this establishment. Great value for money. Will visit again.
