We always stay here when we are in Folkestone. Where else can you get a sea view with balcony for such a good price in the height of the school holidays. They are in the process of doing it up. The staff are always friendly, the breakfast is good value as well. The only downside this year were the people... More

Goodness me, indeed a 70's throwback, a deep but faded and stained carpet in the bathroom.!Very dated and filthy needs an SOS deep clean and complete renovation ASAP. Staff ok but need to smile and welcome guests. BUT the views and location of the hotel were great.

We stayed for one night and that was one night too much. The hotel is very old fashioned and not in a good way, there's even carpet on the lift walls??? The room was clean and we had a view of a carpark which was almost empty yet we struggled to find a parking spot, why not let people use... More

We got a sea view room which was the best thing about this hotel. The room itself was pretty old and tired looking. The bathroom reminded me of a very old student digs I lived in years ago. Very affordable so the price really reflected what we were getting.

This is the worst hotel I've ever stayed in, the staff argued with its customers on more than one occasion, which is not professional or welcoming, the rooms need a serious diy sos, as they were more than basic and dirty, the Windows in the room only opened an inch, luckily there wasn't a fire, otherwise my escape would of... It is good value and great for one night...the room however is a little bit tired and in need of updating. Staff is doing a brilliant job and make you feel very welcome and valuable. It is also a very biker friendly hotel and they let bikes get parked on a gravelled area at the back of the hotel for... More

The hotel itself was ok and so was our room, looking a little bit tired and run down, though the staff were pleasant enough. If you are just planning a quick stop off, prior to cross to France, then it's ok. Though the showers are useless. 1 recommendation, save yourself the money for breakfast, it wasn't nice. McDonald 200yrds down... More

2 star yes, but this once grand building is in need of an immediate makeover. Room 321 shower needs a toothbrush and bottle of bleach with plenty of muscle behind the scrubbing to get rid of soap ingrained grouting. More than bleach down the loo. Curtains had holes and window needed a block of wood to keep it open. However,... More

Stayed here whilst attending a family party at the Lees Cliff Hall. We are all for a budget hotel and are aware that this is only a 2 star, however, it was still not worth the £72 a night this cost. Mouldy stain on the bathroom ceiling, hole in the door of the cupboard, stains on the carpet, a block... More

If you're looking to recreate that 1970s bedsit feeling then you've come to the right place. The attention to detail is great, peeling paint, a block of wood to keep the window open and furniture that looks like it's been collected from a house clearance at an old people's home. In all honesty if you want a cheap stopover then... More

Dear Sarah Bennett, thank you for the review from your recent stay. it is a shame that you never enjoyed your stay here with us, as we have been working extremely hard over the last few months redecorating the rooms and public areas. the room you were allocated is scheduled for next year.
