Beach View is a family run hotel, nestled on five acres of lushly landscaped gardens, just across the road from the stunning turquoise waters of Paynes Bay. Accommodations include spacious 1, 2 & 3 bedroom classic & luxury suites with full kitchens, fully-equipped two-storey garden villas & well-appointed hotel rooms. The property features four pools, including one for children. There is also a poolside, open-air cafe serving breakfast, lunch & dinner as well as a spa, salon & on-site gym. The Beach View exceeded our expectations. The spaciousness and cleanliness of the apartment was second to none. The attention to detail in the decor, kitchen equipment, linen etc was amazing. We viewed both the new luxury blocks and the classic ones. We preferred the classic ones which we thought were more homely (we stayed in Avocado with a fabulous sea view) but it really is down to personal preference. The luxury ones were superb too, just more of a modern design. As others have said, there is a reasonably busy road (during the week) in front of the hotel and initially I was concerned about this but when there, it really didn't bother us at all. Pools are great and always super clean with plenty of space to lounge around. We went in mid Oct and didn't see any rain at all but the week before had been rainy but this time of year was great in terms of things not being too busy. We enjoyed Cariba restaurant (5 mins from the hotel, turn left) and also Hometown for restaurants (very easy by bus). South coast is nice but much busier and were glad we'd chosen the west coast. We thought Folkestone beach (Calma Beach Club), 10 mins drive up the West coast and Rockley beach (South) were lovely. Tapas restaurant in Hastings (South) was wonderful with a lovely sea view. Totally recommend this hotel and definitely would return here.

I absolutely love Beach View. The new accommodation is to a very high standard with full kitchen (in the new two bed luxury apartments). Bedrooms are nice, mattresses are good. Air conditioning is also good in all rooms. 4 swimming pools are well maintained with plenty of sun beds. Food at the restaurant is good for breakfast, lunch and dinner. Location is fantastic with a small beach across the road and the beautiful Payne’s Bay Beach a few hundred metres away, reachable via a Beach walk (at low tide) or via the main high road (along the pavement). I cannot recommend Beach View Highly enough. Congratulations to the management and staff who have made this such a great location! Thank you

We have just returned from a fantastic 14 day holiday. On arriving until leaving all the staff were both professional and friendly and could not do enough for you.

We stayed in a classic suite in the original part of the complex and whilst the rooms are a little dated, the room size, lounge and patio area were enormous which made up for this. We also had a room with a sea view and facing the pool area which was an added bonus. There is some noise from the road but not an issue unless you normally struggle sleeping.

On site there is The Hut which sells basic essentials and car hire. Whilst the basics are more expensive than the supermarkets as they are on site it is very convenient. We also ate at The Sugar Cafe on a number occasions for lunch and attended an evening BBQ and the food and service were both excellent.

One of the highlights of the stay was the invite for drinks at the owners villa. We felt privileged to be invited and this is a must if you stay here.

The complex is situated across from a small beach over the road. However if you walk an additional 15-20 minutes you will reach the main part of Payne’s Beach. This is great for swimming or sunbathing and you can hire sun beds. There is a small vendor where you can purchase excellent local food and drinks.

There are plenty of restaurants near the hotel both casual and finer dining. Our favourites were Cariba, Karibu and Sunday lunch at The Beach Cliff (also sells pastries in a morning). We also ate out in Hole Town
at The Mews (locally sourced food) and Zaccios which has a fantastic bar area by the sea and cheaper than over venues on the sea.

We would highly recommend this area of the island and would not hesitate to stay again in either the classic suites or a villa. This was our first visit to Barbados but will definitely not be the last.

We stayed at this hotel in Oct/Nov 2019 after swapping it from The Hilton where we had originally booked. We felt we wanted something smaller, more personal and the option of self catered. The hotel surpassed our expectations. We were unsure of taxi transfer from the airport but they took care of this and despite a late arrival due to "BA technical issues" we were greated by Robin the owner who showed us to our room and where everything was. We were so touched that he had waited up and he greets all his guests as friends new or old. We knew at this point we were going to have an amazing holiday. We stayed in one of the new Ylang-ylang Villas (2 bed with ensuite). It was beautiful, spotless, modern and well appointed. You are surrounded by an oasis of tropical flowers and little paths that lead you to the first of the 3 pools. The first pool is located next to the Sugar Apple Cafe run by Mike (Hi Mike from Andy Emma Dan and Ella). Here you are able to have breakfast, lunch or dinner (some of which are themed, we went to the Caribbean one the food was delicious). We had some of our best meals here and the menu caters for everyone the dishes really are mouthwatering and excellent value. You may however just wish to chill with a Banks or Cocktail or two watching the beautiful sunset and chatting to new friends made. Heading past the top pool takes you past reception and to a small Hut where you are able to purchase snacks, drinks and borrow chairs or umbrellas for the beach if you so choose. Further along this path take you to the main pool which has a fantastic large section for younger children and a dripped level for more confident swimmers. There is a fuether pool in front of the Passion Fruit building so plenty to choose from. The hotel can organise car hire for you if you so wish and whilst we didn't take up this option this time we would another year. The hotel were happy to organise a taxi for you which picks you up at reception and once out its easy to find a taxi for your return journey if needed. A must is the Managers Cocktail evening at their stunning home overlooking the sea. Please take the time to go Robin and his wife are wonderful hosts and its an opportunity to talk to other guests at the Beachview whilst enjoying a drink or two and some delicious home made nibbles too. Transport is arranged for you and its only a few minutes away. Children are welcome too. We are sad we are unable to return this year which we would love to have done however we are booked for July 2021 for 15 nights and cannot wait.

We had a wonderful stay! Thank you to Robin and the entire staff at Beach View for making us feel at home. The room accommodations and property are meticulously maintained. Great food at the Sugar Apple Cafe
Be sure to check out the Cliff BAKERY across the street in the morning, amazing pastries and they will even let you sit in the restaurant and enjoy the view while you eat!
Loved - having access to washer/dryer; our outdoor terrace; the bed was SO comfortable
The affordability of the rooms compared to other properties in the area far made up for not being directly on the beach. Recommend - taking the bus to Alleynes or Mullins Beach - they are both beautiful!!

We stayed 8 nights in a one bedroom ground floor suite at Beachview, the suite was lovely and spacious, clean, very comfortable, (had the best pillows of anywhere we’ve stayed in a long time!),well equipped and being on the ground floor had pool access to one of the 4 pools. All the staff are excellent, professional, polite and friendly and are a credit to the hotel. The hotel grounds are immaculate, kept in order by the team of very hard working gardeners. We ate at the hotel’s restaurant a number of times during our stay, including for their ‘fish night’ and ‘buffet’ nights, all the food we ate there was again very good and speaking to a number of people who were staying in the surrounding all inclusive restaurant, who were all very disappointed with the standard of food they were getting, we were pleased we made the choice to stay here. The owner is around the property and whilst chatting to him one day he made some good suggestions of places to visit on the island. One day we were sitting outside reception waiting for a taxi tour to arrive, after we had been sitting for about 40 minutes for them the receptionist came out and asked if we were ok and were waiting for someone, we told her who we were waiting for and she went inside and rang them to see where they were, this was a tour we had booked ourselves and not through the hotel, so we thought that this was excellent customer service . The hotel is in a good location with the beach just over the road and bus stops right outside and was easy to get one of the little yellow buses into Holetown, we also went on the bus to Bridgetown one day, all trips cost $3.50 BD regardless of where you go, so very good value. We would definitely recommend Beachview.

5th Time to Barbados and This Time all boxes ticked here at Beach View. We have had the perfect vacation. From start to finish 5*. We had a 2 bed luxury apartment, spotlessly clean, welcome snack and drinks in fridge on arrival were a lovely surprise and really appreciated. Having a restaurant on site was brilliant if you don’t want to go out out. Also take away was fantastic option too ( try the pizza ). The Hut has all the essentials needed to , like singular washing capsules and dishwasher tablets. Snacks and drinks. Beach Towels provided and changed when needed. Pool cleaned and maintained daily, immaculately kept gardens, even hummingbirds came daily to the flowers on our patio, just delightful. We will definitely be returning. Well done to all the Staff at Beach View. 👍

We loved the hotel itself and the staff. Everything worked like it should, was either new or very well-maintained, very little noise from the nearby main road. The pools were delicious, the food was savory and we really enjoyed our stay. Just two things people should know: 1. If you are really into spending the day at a nice beach, you will have to walk about 10-15 minutes from the hotel to Payne's Bay Beach, as the beach across the street from the hotel is right next to the main road, and is noisy and small. At Payne's Bay Beach, you can rent an umbrella and two beach lounge chairs for US$20/day. and 2. there are very few good restaurants within walking distance from the hotel. If you want a larger selection of decent restaurants, you have to take a taxi (US$40 roundtrip) to Holetown, or go on a public bus.

Just returned home from 10 days staying at Beach View. We knew immediately we were somewhere a little different when owner Robin greeted us on arrival and even carried our cases up to our room.
We had a classic suite which was effectively a decent sized apartment, it was very clean with some nice personal touches.
Hotel is in a good location, with a small beach opposite, but a pleasant 10 minute beachfront walk to the lovely Paynes Bay. Two of our favourite restaurants, The Cliff and Cariba are nearby.
You can tell the hotel is family run and it has a really nice feel to it, with incredibly friendly and helpful staff.
We ate in the Sugar Apple Cafe on several occassions and were impressed with the quality and value of what we ordered.
Would definite recommend Beach View to anyone looking for a nice, intimate, friendly hotel that is excellent value compared to some othe the options on the west coast.

Spacious room, clean and well kept. Washer and dryer was very helpful given today's travel weight restrictions. Outstanding service from very friendly staff. Everyone from the guard, reception, housekeeping to the restaurant were outstanding. There are a lot of restaurants close by.
