I'll say ditto to most of the comments to date. This was a very pleasant stay, excellent breakfast, nice interacting with family, and close to the main square in old town. Great little family run bead and breakfast. Extremely friendly and helpful owners/staff. The hotel is a conversion from an original building dating back some hundreds of years, giving it a very authentic and historical feel to it. This charming hotel in an older building is centrally located, just a short walk up the hill to the Fontana Maggiore on the Corso Vannucci & the city center. Went back to visit the city I lived in years before. Great value for a room for the evening (we only stayed one night). Centrally located with easy access to the full city. Old school charm, this is the only place I have been in the past 5 years with a physical key for the door. Staff was very friendly.

Very friendly & helpful made us feel like family. Homemade croissants, yummy and of course cappuccino. Michele speaks English which was helpful and recommend great places to eat and to see. This was a very special place will be back again. The local people were very friendly even thou we spoke very little Italian they made us feel at home.

Stayed there with family during road trip around Italy and it was amazing, each room has its own atmosphere.
