Our experience at Butera 28 exceeded our expectations. The apartment was light, bright, spotlessly clean and timelessly elegant. The space was wonderfully serene yet just minutes away from some of the top attractions in Palermo such as Palazzo Abatellis, the National Gallery of Sicily. The kitchen was very well equipped and there is a very good supermarket nearby if you want to cook but there were also excellent, good value bars and restaurants in whichever direction we left the building. This is a place with real personality and having our own key to that huge wooden door with the lion's head was pretty special.
We stayed in one of the biggest apartments and it was very spacious, offering excellent views from both sides of the building. We particularly enjoyed watching a number of wedding parties at the church down the street from our balcony overlooking the street. It was too hot to spend much time on the roof terrace but that would be a wonderful space in slightly cooler temperatures, with a view right out over the rooftops and the sea, watching the cruise ships and ferries come and go.

Butera 28 is one of the most wonderful places i have stayed. The exquisite location close to the sea and still in the center close to everything. i felt 100% safe and taken warmly care of and my room was so wonderful. full of details that had been taken care of, made me feel at home at once. the little bottle with fresh water and fresh milk to make coffee was just one of the details i loved. i also love that they take responsibility for the environment and don’t use plastic bottles. i felt that this was a destination itself and the guide to palermo by nicoletta was so wonderful. i feel very grateful and want to go back immediately.

We stayed in Apartment 6 on the first floor of Butera 28 for two nights in October 2022. The welcome was very friendly and informative, even though we were scheduled to arrive quite late in the evening (they had kindly arranged a car transfer for us from the airport). The apartment was very spacious, eclectically furnished in a style that suited the building and we were very comfortable. It was clean, the shower had good water pressure and the wi-fi worked. The location was good, close to the sea and a short walk to the main sights. We would stay there again because we enjoy old world charm.

I am sorry to have to write this negative review because the people who run Butera 28 are extremely friendly and helpful, but the apartment we stayed in - Apartment Four - was really not very nice at all.
Apartment Four is on the ground floor of the palazzo, and opens on an interior courtyard. Because the palazzo is tall (about five storeys) and the courtyard small, very little daylight enters the apartment at all. In fact, anyone staying in the apartment needs to keep all the interior electric lights on all day in order to see what they're doing.
The result is that the apartment feel oppressively gloomy and unwelcoming. Certainly not worth what we paid. I suspect other apartments in the Palazzo are much nicer.

We had a very disappointing at butera 28. A bummer for naive tourists, nothing more! The flats are run down and would really need an update…especially the bathroom and kitchen as they are ancient (not in an interesting way!). We couldn’t really see anything about the Gattopardo experience as they like to sell it as the flats are independent and there was not even a chance in our stay to pay a quick visit at the historic rooms. There are plenty of accommodations in Palermo that can offer charming historic settings, as well as comforts and at much better prices. I was staying at a flat in the same street before moving to Butera, really charming and comfortable…and at half the price!

Our previous comments from Sept 2018 (Arthawk Bristol) are still valid. We stayed in apartment 9 this time with its wonderful two terraces, both looking out to sea. If you are interested in Sicilian culture and history this is the place to stay. If we could award six stars we would. The duchess Nicoletta and her team are extremely helpful and knowledgeable and provide a personal touch which is lacking in hotels. You will have a memorable time here.

We booked Apartment 4 based on the description on the Butera 28 website. Since we were traveling with another couple we needed two bedrooms and two bathrooms. The information provided by Butera 28 said there were two bedrooms and two bathrooms but the reality is that one bed is on the second floor and there are no walls or doors to this bedroom. It is sitting in the middle of an open space. The other bedroom is also on the second floor but is private. These two bedrooms share the full bathroom upstairs. The other bathroom with no shower is located on the first floor and to get to the first floor you must go down a steep spiral staircase which is difficult to manage in the middle of the night. So beware. In addition, the interior of the apartment is dingy. The bright spot was the employee who checked us in and helped with reservations and tours. I would not book there ever again. It is not as described.

If you want to stay in a real Palermo palazzo, and especially if you've read the modern classic, "The Leopard", or seen the film, this is the place for you. The late husband of the duchess who owns and lives in it (and offers cookery classes) was a cousin, and adopted son, of Giuseppe Lampedusa, the author. It's divided between the owner's home and a set of holiday apartments. The building is full of beautiful artefacts.
Our apartment was No.12, a "superior" apartment, on the third floor. It's huge: a massive living room, large bedroom (with the biggest wardrobe we've ever seen), a small but well-equipped kitchen, and bathroom. The bathroom has everything you need, but could probably do with an update.
The location is great, in the heart of the old town, and within walking distance of all the sights, along with plenty of restaurants and cafes. The old town is a ZTL (controlled traffic zone), so a car is probably not a good idea. We picked up a hire car when we left from one of the downtown hire offices.
Via Butera is a quiet street. But this is central Palermo, complete with building work, so we found it best to close the front windows at night.
The Duchess's PA, Asia, does the admin and is really helpful.

Our Cooking with the Duchess was the highlight of our Cooking tour of Sicily as predicted - what a delight - we also thoroughly enjoyed our stay at the Butera 28 apartments which enjoys a fabulous location. My husband and I were very well received by the Duchess and Asia. Very well located accommodation, all of old Palermo is within walking distance. Rooms with everything you need to also be able to cook and a washing machine (not negligible). Asia is very available to answer any questions, and this in very good French.

Can't tell you about parking (there were some cars in the courtyard but they may have belonged to staff) – but I paid 150 euro for the cooking class in September 2018. It started around 8.30am and finished around 3pm with a tour of the palazzo after lunch.
