Location is really great but it is 200 yards down the street from the reception. the rooms were basic at best. We had a double and a family room. Hotel location is great to visit Venice. We had room n10 nicely decorated and big enough for the area. Bathroom was very small and dated. Customers are not looked after in the restaurant or at breakfast. We want to eat outside! Clean those tables and refill breakfast buffet ! This could do far better under proper management.

Many hotels in Venice are some distance away from the water bus routes and getting to them with heavy baggage can be quite a challenge. Such a shame as the location was lovely, the reception and breakfast area were pleasant but the room was probably the worse we've ever stayed in! It was very small and smelt musky and the bathroom was very very small and grubby. Luckily we were only there for one night prior to a lovely cruise. Time for a refurb Messner!
