Have been staying in Venice since the 80's in various hotels and pensioni. Have never had to give a negative review before. Drab, dirty and dismal. Seems like we were in the overspill storeroom. Room not serviced daily. Had to share large towels for a couple of days. Bathroom adequate but grotty and unhygienic. Can forgive the poor breakfast but...

We stayed in a 2 bed apartment on the 4th floor, it was clean and spacious. Could be improved with a sofa in sitting area upstairs. Yes we had to walk up the 72 stairs which I was worried about after reading the reviews as I'm unfit and overweight but managed them ok. Were well lit and not as narrow...

A fantastic location, minutes from St Marks Square and all that Venice has to offer. There are however, 3 very steep flights of stairs leading to the apartment, my elderly dad did have difficulty getting up. Nightmare to find. (Not even the locals had heard of it) Very tatty building with dirty steep stairs to reception-the building was generally of a bad state of repair. The location is fantastic, easy access to most of the "must see" venues. But most places in Venice are easy to walk to. The staff are pleasant and friendly, when they are there. Not sure how to rate my stay. The location was great tucked a few blocks from St. Marks and away from the crowds. The room was large and our room had a view of the smaller canals.
