We enjoyed a four night stay in an Ai Patrizi apartment, centrally located in Campo Manin, c. 400 m from Rialto Bridge and close to the Rialto vaporetto stops. The apartments are managed by the Ai Reali hotel, c. 600 m distance (if you don’t lose your way in the local maze). So, it’s a very convenient location for immersion in the San Marco district and many key sights are within easy walking distance The downside is uncomfortable pedestrian congestion, even outside the high season. Check in and check out is at the Ai Reali, which has canal access, so a water taxi can dock just a few metres from the front desk. The hotel offers a porter service to the apartment for a fee and we recommend it to those with anything more than hand baggage. Our apartment (for two people) included a spacious bedroom, a large marble bathroom, a separate dining area, a kitchenette and an outdoor area. There were no views. Everything worked. The furnishings were elegantly traditional and the only serious negative was the poor lighting - bring a head torch if you want to read in bed. All the staff we met were pleasant and efficient. WiFi is free and simple to use. We didn’t use the hotel for breakfast but had one excellent dinner in its exceptional Alle Corone restaurant (which is also quite good value by local standards) We prefer the Dorsoduro area as a base but recommend Ai Patrizi to those who don’t require integrated hotel facilities and are not deterred by the local congestion. But even those who prefer a quieter location should make the trip to the Alle Corone restauarant.

We arrived in Venice on an extremely warm day in July. We had been sent directions on how to get to the sister hotel to check in. The directions couldn't have been easier to follow, getting off the water bus at the Rialto stop it's less than a 5 minute walk. The reception staff in the hotel were excellent, giving tips and places to visit around the city and a member of staff escorted us to the apartment, which was also a short walk away. We had read all the excellent reviews about the apartment but were still pleasantly surprised on arrival. The decor and furnishings are exceptional and everything was spotlessly clean. A very luxurious apartment, a bottle of Prosecco left for our arrival was another welcome touch. Facilities included kettle, coffee machine, toastie machine, fridge freezer and hairdryer. There was a condiment container on the kitchen bench that included jam, sugar, rice cakes and biscuits. The location couldn't have been better, a short walk to everywhere you could want to visit while in Venice. Although you check in at the sister hotel you can simply leave the key in the apartment for check out. If we return to Venice we will definitely stay here again and would recommend to anyone thinking of visiting.

My wife and I stayed Friday to Monday during a very hot late June weekend 2019. We booked into the Hotel Ai Reali, which is between 5 and 10 minutes’ walk away. Really easy to do. We were told about the 40 euro cleaning charge, and the tourist tax when booking via Hotels.com, neither of which are unusual in Venice so no surprises there. We were given the keys and a chap walked to the apartment with us to show us where it is. First time you need this as the door is unmarked, after that however it is very easy to find. Also, note that Google Maps has it in slightly the wrong place, it’s in the ‘Campo Manin’ square and it’s the door left of the ‘Italosport’ shop on Rio Terra S. Paternian. My little tip, unless you have some physical reason, don't bring wheeled luggage to Venice! Use rucksacks and baby carriers etc.. We saw so many people really struggling because of the uneven pavements and lots(!) of steps. After you have carried a pram / buggy for the 100th time, I would imagine it is very unpleasant, especially in the heat and we saw more than one person with broken suitcase wheels. We had rucksacks and it was so much easier. Upon entrance we were greeted by a very tidy and air-conditioned hall way, and had access to a good elevator, which is a good job as we were on the top floor. While the apartments are generally not staffed, apart from the cleaning staff, it is very easy to speak to somebody, you just dial 9 on your phone. Shown the apartment. Simple little kitchen with microwave grill, fridge with small freezer box, pod coffee maker (pods provided and more provided on request), kettle, two hobs, dishwasher (dishwasher tablets provided), sink (washing up liquid provided), little toasted sandwich maker. Also cutlery included knife and forks, spoons, tea spoons, spatula, mixing spoon, cutting board, table cloths. We have champagne glasses, wine glasses and tumblers, small coffee cups and expresso cups. We had two frying pans, one quite large which were good quality non-stick and two normal pans. Notable absentees for us, we had no corkscrew (although this was provided on request), mixing bowl, cafetiere, large cups, no ice tray, no storage containers etc. I’ve stayed in lots of rented apartments, and it was, in my opinion quite minimal in terms of kitchen inventory but we managed well. Very kindly, we had being provided with a very nice bottle of Presseco which was already cold in the fridge as well as a few basics, like olive oil sachets, tea (inc. English tea!), coffee and biscuits. We made some nice breakfasts and simple evening meals, as well as pack lunches, which saved us a small fortune in expensive Venice – although we did also enjoy a few cicchetti samples and the odd meal along the way. There is a great Supermarket (and it is surprisingly large and well stocked for Venice) just 3 minutes walk away(!), called Punto Simply – just exit the apartment, turn left, go over the bridge on the right hand side of the courtyard (Ponte de San Paternian), down the narrow ally, and turn right onto Salizzada de la Chinesa o del Teatro and it’s right there. Fresh bread in morning, deli, meats, fruit, wine, beer, tinned food, fresh milk and prices are not that different to you would pay in the UK – indeed, some a lot cheaper, you can get a very passable bottle of Prosecco for under 5 euros here and beer for under a euro. We had a small dining room set, with 4 chairs and a bed sofa. Sofa was not particularly comfortable to be honest, but it was acceptable. Generally, furnishings are very good quality, such as fabric wall paper and thick curtains. Air con always worked really well and kept us cool. Although temperature control was a little ineffective and for some reason, our air con unit insisted on displaying a bright flashing red light. There are chandeliers, which are a nice touch, although they were in need of a good dust. Bed was very comfortable indeed and was a large double (actually two singles, but you could hardly tell, there was no gap), which really high quality bed linings. We had a great nights sleep, no disturbance from noise with which is surprising given very central location. Large windows that you can open for air if you want. No view as such, although our apartment did have a partial view of the square which was pleasant. We had exposed roof beams which added a lot of character. We had two TVs, some English news channels and some local Venice tourist information which was useful. Also, it’s a smart TV, which had YouTube access and we enjoyed watching some Murano glass making videos on that after visiting Murano for the day! Wifi is free and has a download speed of about 5m/s, which is great for a hotel, we streamed music via Amazon without issue. Bathroom is of the highest quality, and maybe the highlight. Full marble, with excellent fixtures. Thick towels as well. Nice rain shower, not brilliant water pressure, but good, and a handheld shower as well. We didn’t have a bath tub, but we didn’t really miss that. There were some complimentary toiletries. We also had access, down the hallway, to a balcony that had two sunbeds, table and chairs and retractable awing. Also, there was lighting here for the evenings. This was a great place to relax and star gaze! Location cannot be beaten. Very easy to get to from the Vaporetto stops (5 minutes’ walk, although involves steps), right in the heart of the action. St Marks was only 10 minutes’ walk, and there are shops on your doorstep and it’s slightly set back in a quiet location. Cafes around the apartment are charging more like 2 to 3 euros for a beer and 3 for a cicchetti dish instead of the ridiculous prices in the main tourist traps. There are also a couple of really good takeaway places close by! We took the very pleasant walk from the train station to the apartment down lots of Venice allys and beside canal ways packed with bars, cafes and shops in just over 45 minutes which is a leisurely pace with shopping and Gletto stops(!), its about 25 minutes at normal walking pace. In fact, we only bought a Vaporetto pass for 1 day to get out to the islands of Murano and Burano, otherwise we just walked everywhere, which is quicker anyway! And more pleasant as the Vaporetto on the Grand Canal get very crowded. Check out was very easy and they happily kept our bags at the hotel. While not perfect, highly recommended and we would definitely stay again – it’s hard to think how you could beat it to be honest if you want the flexibility of an apartment. Probably not the cheapest apartment you’ll ever book, but certainly one of the best in terms of value.
