Quite close to Bolzano south railway station. Cheap price even during the high season. The room is warm and comfortable, the big bathroom is well finished an clean. Nothing typical or Tyrol styled since it is modern.. If you are looking for Heidi's place this is not for you but the ratio price/quality for this hotel is very good. The breakfast is quite good.

Our experience in the hotel was tainted by a major issue with a late night arrival. We were only stopping in Bolzano on our way to Tuscany and selected the property because it advertised a on-site secure parking in the garage. Before, during or after our reservation through Booking.com no information was provided that the hotel would only check you in until something like 10 pm and that no hotel facilities, in particular the garage, were going to be available if we were to arrive at night. So when we arrived there in the dead of the night after a 10+hour drive, it was a nerve wrecking experience trying to get through to anyone in the hotel, waking up the manager / owner, who made it abundantly clear how upset he was with our arrival (hummm, never-mind the warm welcome), trying to find street parking and lo and behold, having to deal with a destroyed tyre in the morning, which cost us an extra 100 Eur. Had we only known of the no late check-in policy we would have most definitely made reservations elsewhere and spared ourselves all that trouble. The above issue aside, the hotel is impeccably clean, our room was spacious and quiet. The staff (unless woken up in the middle of the night) seem to mean well and try to help despite their utter inability to communicate in English. Good coffee served during what is otherwise a sad continental breakfast.
