Half hour walk to Cita Alta (10 min to teleferic)
2 min walk to the Central Station
15 min drive to the airport (including bus)
It also has a great restaurant downstairs (Vox) wich serves late night dinners in the perfect italian ambient, with original italian food
One big plus - perfect location, near the train station (to Milan) and 1-2 min. to the bus stop (to airport).
Just next the B&B is very nice restaurant - so if you arriving late there is no problem to find nice place for your dinner :)

I think Le Grazie is a good choice for 1 or 2 night stay. The drawbacks are that the whole place is pretty small and walls are not well isolated, so if somebody speaks bit louder on the corridor you can hear it well. Also the breakfast was very simple (toast bread, butter, jam, standard cheese) and it would be easy to improve it with bit better choice of bread and e.g. local cheese.
