Franco, his Mom, Catherine, and his cousin, Emanuele are committed to and passionate about their guests’ experience. The level of recommendations from Franco made such a difference to our stay. The beds were so comfy, the interiors stylish and the view of the Piazza di Spagna from the guest lounge was “Insta-tastic”. We stayed in two adjoining rooms which overlooked the inner courtyard that accommodated our family of four, including two teenagers, perfectly. The location cannot be beat. We will be back!

Perfect location, near subway, 10 min walk from different touristic sites

rooms are clean and modern in the way an art gallery is (and they all have excellent local works of art on the walls) bathrooms are stylish, clean, and adequately spacious (not overly large but not tiny) the lobby and common area (one room with a large table and another with comfortable couches and chairs) are sleek and art filled. The owners (a very nice, attentive and knowledgeable young couple) tend to run the reception and are very helpful. The location, right on the Piazza di Spagna and the base of the Spanish Steps, is at the center of the best shopping in Rome, easy walking distance from Trevi fountain, Pantheon, Piazza Navona, Borghese Gardens, Piazza del Popolo, etc. There is a taxi lane with taxis lined up and available at all times right in front of the hotel

I am still processing my amazing trip to Rome, and I wanted to share that this property was a huge part of that experience. It is located in the plaza where the Spanish steps are. This are can be really busy, but what's surprising is how relaxing and quiet this space can be. It is super clean and well designed. The lounge areas are bright and stylish, and you can sit and have a view of the plaza.

Here are a few details:
If you are looking for a huge hotel with a scene and a lobby bar, this isn't the property for you. If you are looking for a smaller, boutique experience with a high level of customer service that is professional and friendly, this is the place you should book! You feel like someone gave you the keys to a cool apartment in the area. The street door opens to a courtyard. The hotel is on the 3rd floor, but there is a small elevator to the right to bring your suitcases up to the property. Once you enter reception, the entrance has a spacious, bright sitting area and another lounge area with a view of the plaza and Spanish steps. There's a taxi stand right in front of the hotel, and a little cafe a few doors down to the left with fresh pizza, sandwiches, breakfast and coffee (the hotel only has six rooms and no kitchen, but this was never an issue for us.) Our room itself was tastefully decorated, always cleaned and serviced (housekeeping was never intrusive.)

I was a bit overwhelmed by all the information available about Rome...the number of tours available, restaurants, etc. I sent an email to the property before my trip to get information, and found the owner Franco to be extremely responsive, helpful and patient with my many (and believe me there were many!) questions. He helped us with securing a spacious, bright, beautiful and quiet room. He also went above and beyond to help us navigate restaurant recommendations and reservations, which tours were worth experiencing and which ones we should pass on etc. His suggestions really helped enrich our experience in the city, and his kindness made us feel like we have a friend who is looking out for us.

There is so much to see in Rome that we didn't even scratch the surface, but that's ok. I will definitely be back, and when I do, I will definitely ask Franco to book my room at PiazzadiSpagna9. You should book there too. ;)

Piazza di Spagna is not just an ordinary hotel, it is an experince on the chic way of Italian living.

First of all hotel is located in the center of Rome, only two steps away from Spanish Steps (which is lively day & night) also super close to metro/taxi/supermarkets etc.

The rooms are very modern, stylish, well maintained (they have a steamer, professional hair dryer and fast wifi) as well as very comfortable and quiet.

On the top of everything staff is super friendly. From the reservation onwards Franco and his team makes you feel at home, they gave you best tips, advises on places to see or even connect you with local tours.

I would definetly stay there again!

We have just returned from a four night mother and daughter trip to Rome. Our stay at Piazza di Spagna 9 made the trip feel all the more special. Franco and Taylor are such warm, friendly and generous hosts that you feel as though you are staying at a friends apartment (but with total privacy!). The location of the hotel couldn’t be better for exploring all the points of interest by foot. It felt very special to walk out of the hotel directly onto Piazza di Spagna. It gives you the feeling of living in Rome rather than visiting. From before we arrived, Franco was incredibly helpful giving us tips and helping me to understand the green pass in Rome. (There is a pharmacy just round the corner from the hotel where I managed to get my daughter a test for 8euros and in 15 minutes we had a green pass emailed to us). Franco and Taylor were there to welcome us warmly when we arrived and were always on hand to answer any what’s app questions about where to go etc...
The hotel itself is spotlessly clean and bright. It has artwork for sale on the walls which adds an extra layer of interest and the view is wonderful. The rooms are also very comfortable and beautifully clean and elegantly decorated with a lovely modern shower room. There is no breakfast provided but there is a Nespresso machine in the room and hundreds of cafes to choose from on the doorstep. If you are looking to feel like you are living in the city for your trip I couldn’t recommend Piazza di Spagna highly enough.

Franco is a marvelous host. His hotel is clean, quiet and in the heart of Rome overlooking Piazza di Spagna. He is a great resource of information and is always available to help with restaurant reservations or to arrange ground transportation. For anyone arriving from Rome Fiumicino airport we highly advise the car service he arranges—for 60 euros you skip the taxi line and travel in comfort in a Mercedes sedan or van.

Myself and my wife visited this hotel on the first stop of our honeymoon. We were blown away by the experience. Everything from the personal message sent by the owner, to the upgrade upon arrival (to celebrate our special occasion) and to the brilliant tips of where to eat and drink in Rome, which helped us avoid any tourist traps. The suites are so unique with large windows looking out to the Spanish Steps and it’s in the best location in the city. They made our stay in Rome so memorable and we will definitely return!

We had a wonderful stay in Rome. We rented Piazza di Spagna 9. The location was fantastic! The space was really cool and eccentric with really neat art work all around. Franco, the owner, and his wife were really great! They were more than happy to help us out anyway they could with recommendations on where to go, what to see, where to eat, and super helpful in setting up reservations. They paid attention to every little detail such as even providing baby laundry detergent for our little one. The property worked well for us (even with the kitchen being very small) since there are so many fantastic restaurants all over Rome that we wanted to experience. However, we did eat breakfast at the rental which worked out well since we usually had something light and the kitchen was able to accommodate that in the refrigerator. There was a tiny stove if you needed to make something small, as I did cook eggs for my kids one morning for breakfast and was able to heat up any leftovers that we had from eating out the day before if we just wanted to stay in.

My partner and I stayed for 4 nights and booked the "Aria" deluxe room. I have Scoliosis and Ankylosing spondylitis and had found the firm European mattresses to be a challenge. After I had a terrible night sleep the first night on the extra firm mattress, we spoke to Franco and he was very understanding and offered for me to feel the mattresses in the two available rooms to find one better suited to my back problems. For those with special mattress needs;"The whisper" room had the softest mattress and "the 9" suite had a mattress with a medium firmness. We chose "the 9" for the remainder of our stay, expecting to pay the difference in room cost, however Franco upgraded us free of charge. I would have recommended this hotel for it's excellent location alone, but the friendliness and premium service from both Franco and Emanuel for the entirety of our stay, made our time in Rome special. One thing I will mention; booking.com made it seem like there was a shared laundry room available, however it's a paid service you can ask for and the cleaning staff take care of it.

Hi lscruz18, We had the same issue in the fall. Stefania, the hotel manager, arranged for us to have a check-in closer to midnight and it was no problem at all! A very nice hotel employee was there to greet us and give us a quick orientation of the property. Just email Stefania directly and she will help you out. I hope you have a great time in Rome!
