AMAZING AND FLAWLESS! We stayed at their suites with the city view. Nestled in the heart of Rome, this place is close to all the prime tourist destinations, amazing restaurants and the best luxury shopping brands. Most of the locations are at a walking distance.

I am so thankful to Franco and his team for taking care of us, during our stay, with so much attention to detail.

Franco was in touch with me from the time I made the reservation, to ensure we had a pleasant stay. He checked upfront if we would need anything. He arranged for pickup, drop off. We are parents to a toddler, we were extremely happy with all the arrangements done for our little one. Franco and his team arranged for car seat, bassinet in the room and showered our little one with gifts 😊. The room had a well equipped kitchen which came is so handy to wash the milk bottles and cook solids.

Franco went above and beyond with his exceptional service. He recommended all the place to visit, the amazing restaurants to eat at and where to shop as a local. It’s very hard to feel like a vacation when you travel with a toddler, but Franco and his team ensured that our trip was stress free and we were able to
focus on making special memories with our little one.

I can’t recommend this place enough. Also the room service was excellent. We had a room over looking the patio. Our little one had so much fun people watching, and enjoying her meals while doing so.

I am so happy with our stay, we have no second thoughts of booking the same place for our next trip to
Rome 😊

My family of 6 recently stayed at both Piazza Di Spagna 9, as well as Piazza Di Spagna 31 this past July 2024.

Upon arrival we were personally escorted from our car to our accommodation by Franco and his team. After a long day of travelling, the help with our luggage was welcomed and, to our pleasant surprise, there were complimentary snacks and cold drinks waiting for us in the stocked kitchen!

Franco proceeded to give us a brief tour of each space ensuring that we had everything we needed before he left us to enjoy the incredible space!

Upon exploring each room - we were all astounded by the aesthetic, as well as the views of the city…. we felt like we had our own slice of paradise right in the heart of Rome!

The location cannot be beat (right at the bottom of the Spanish steps) and as far as accommodation is concerned: each space is grand, luxuriously appointed with cool furniture and local art... and the beds, heavenly!!!

The only thing more impressive than the accommodation was the white glove service from Franco and his team!

With it being our first trip to Italy with our 4 young children, we were a bit apprehensive when it came to booking certain tours and activities ourselves.
I was also a bit nervous at the thought of asking someone else take the reigns of a portion of our vacation but I decided to reach out to Franco (the owner) to see if he could help me with some activities… I am glad I did!!!

Not only did Franco recommend some incredible places to visit and things to do, but he went as far as to personally arrange our tours, private transport, cooking classes etc. He even booked a second portion of our trip for us in Tuscany, including transportation, hotel and restaurant reservations!

Franco is a true gentleman! He would even check in with us every few days to make sure we had arrived to our destinations safely and that were enjoying ourselves!

5 stars to Piazza Di Spagna 9 (and 31) and Franco and his team!!!

Franco, thank you again for all of your help and ensuring that we had the best trip we could have asked for! We will be back!

My partner and I stayed for 4 nights and booked the "Aria" deluxe room. I have Scoliosis and Ankylosing spondylitis and had found the firm European mattresses to be a challenge. After I had a terrible night sleep the first night on the extra firm mattress, we spoke to Franco and he was very understanding and offered for me to feel the mattresses in the two available rooms to find one better suited to my back problems. For those with special mattress needs;"The whisper" room had the softest mattress and "the 9" suite had a mattress with a medium firmness. We chose "the 9" for the remainder of our stay, expecting to pay the difference in room cost, however Franco upgraded us free of charge. I would have recommended this hotel for it's excellent location alone, but the friendliness and premium service from both Franco and Emanuel for the entirety of our stay, made our time in Rome special. One thing I will mention; booking.com made it seem like there was a shared laundry room available, however it's a paid service you can ask for and the cleaning staff take care of it.

This boutique hotel is, in fact, located in a condominium, on the third floor. The interior is modern, with a beautiful view of the Spanish Steps, embellished with prestigious paintings, so much so that it looks like an art gallery. The excellent reviews read when booking, the wonderful location and the wonderful reception have created great expectations that, unfortunately, were not fully confirmed by the room. Despite the finish of the materials and the quality of the furnishings, the arrangement of the latter and the structure of the room itself have certainly guaranteed a pleasant experience, but not from ten and praise. The bed, very comfortable, is positioned exactly in the center of the room, and is topped by a gray metal structure; this choice, combined with the fact that, always in the center, there is a large column that goes from floor to ceiling, does not make it easy to move around the room and move luggage and objects. In addition, some small details are mentioned, which we want to report here not as criticisms but as suggestions, such as the wardrobe door that once opened tends to close and must necessarily be fixed by interposing objects, or the shower door that when it opens from the inside prevents you from taking towels from the towel rack, with the consequence of getting out wet, closing the door and then taking them, or rest them in advance on the bidet or on the shower window. Very positive the presence of the safe, the coffee machine, and an umbrella, very useful in recent rainy days. Finally, we must mention the fact that, as already mentioned above, since it is a boutique hotel housed in a rather dated condominium, the room has windows with antique fixtures, which do not guarantee soundproofing and, when opened, allow a view into a sober inner courtyard of the condominium which, being composed of other apartments, businesses and studios of freelancers, clearly produces a mix of sounds and smells that are not typical of silence and neutrality that characterize a hotel, especially of a high level. I am still processing my amazing trip to Rome, and I wanted to share that this property was a huge part of that experience. It is located in the plaza where the Spanish steps are. This are can be really busy, but what's surprising is how relaxing and quiet this space can be. It is super clean and well designed. The lounge areas are bright and stylish, and you can sit and have a view of the plaza.

Here are a few details:
If you are looking for a huge hotel with a scene and a lobby bar, this isn't the property for you. If you are looking for a smaller, boutique experience with a high level of customer service that is professional and friendly, this is the place you should book! You feel like someone gave you the keys to a cool apartment in the area. The street door opens to a courtyard. The hotel is on the 3rd floor, but there is a small elevator to the right to bring your suitcases up to the property. Once you enter reception, the entrance has a spacious, bright sitting area and another lounge area with a view of the plaza and Spanish steps. There's a taxi stand right in front of the hotel, and a little cafe a few doors down to the left with fresh pizza, sandwiches, breakfast and coffee (the hotel only has six rooms and no kitchen, but this was never an issue for us.) Our room itself was tastefully decorated, always cleaned and serviced (housekeeping was never intrusive.)

I was a bit overwhelmed by all the information available about Rome...the number of tours available, restaurants, etc. I sent an email to the property before my trip to get information, and found the owner Franco to be extremely responsive, helpful and patient with my many (and believe me there were many!) questions. He helped us with securing a spacious, bright, beautiful and quiet room. He also went above and beyond to help us navigate restaurant recommendations and reservations, which tours were worth experiencing and which ones we should pass on etc. His suggestions really helped enrich our experience in the city, and his kindness made us feel like we have a friend who is looking out for us.

There is so much to see in Rome that we didn't even scratch the surface, but that's ok. I will definitely be back, and when I do, I will definitely ask Franco to book my room at PiazzadiSpagna9. You should book there too. ;)

Piazza di Spagna 9 exceeded every expectation I had. You will be blown away. I spent three unforgettable days in Rome with my family, and Franco and Emanuele ensured everything was perfect. From organizing airport transportation and exclusive tours to uncover secret gems, to guiding us to the best authentic dining spots in the city, they took care of it all. Their service? Think beyond five stars—this is seven-star, white-glove treatment from the moment you inquire to the very end of your stay. I didn’t believe the reviews at first, but they’re absolutely true. My extended family and I stayed in one of these FANTASTIC apartment accommodations (for 10 people) right next to the Spanish Steps. Franco, the manager of the hotel, was extremely professional, kind, trustworthy and easy to communicate with in perfect English via WhatsApp/ phone calls. His colleague Emanuele was equally as professional and helpful!

Franco and Emanuele assisted our party with buying Colosseum tickets, gave delicious restaurant recommendations, and was on our side when we needed some travel advice our last day. The apartment was spotless when we arrived, beautifully decorated in a modern style, had provisions and coffee stocked in the kitchen, and had a great view overlooking the piazza!

We have traveled to Rome 5 times in the last 10 years for Italy vacations, and if we are ever back I will absolutely book again. If you’re searching for accommodations for your family (for business or pleasure) I would wholeheartedly recommend this property. You will be so glad you did!!

We went as a family to Rome on May Day. The choice of location was completely random, but we wanted to be relatively close to the center so as not to waste time commuting or spend extra money on taxis. The reservation was made via booking.com. Right after making the reservation, we were contacted by the owner Franco, who from then on coordinated our entire trip, including organizing our pickup from the airport and booking all guided tours in Rome. The location of the apartment on Piazza Di Spagna is excellent. The metro and a great place for breakfast are just a few steps away. The whole old town around. I don't think it can get any better. The apartments themselves offer complete luxury. We lived at address 31, where 4 people have at their disposal a two-room apartment with a wardrobe and a bathroom, fully equipped and to the highest standard, offering everything you need. Additionally, the apartment shares a common space with another 4-person apartment, which includes a kitchen with a dining room and a living room. Everything smells new and it is a fully luxurious apartment equipped with everything, finished with the highest quality. Our fridge was always full and coffee and coffee were available in several places. Simply amazing. Everything is supervised by Emanuele, who is a great advisor and helps at any time. Generally, great care and place. The only disadvantage is that the apartment is located right next to the fountain and the hustle and bustle of people who gather there makes it impossible to sleep with the window open if you don't like air conditioning.

This apartment is stunning. It is located in the best part of Rome— the Spanish steps, where you can find the best shopping and dining in all of the city. The apartment is beautifully appointed and very clean. You can tell how much pride Franco has in his apartment because he only uses the finest linens and products for his guests.

In all my years of traveling, I have not experienced a more attentive and genuinely hospitable apartment owner and staff as I did with Franco and his team. They are not only interested in making sure that the apartment is up to their high standards, but they are genuinely interested in sharing their beautiful city with all their guests, including making reservations for us on the day we arrived!

We had a wonderful experience and would absolutely return to this same apartment again. Ciao and thank you Franco, Emanuele and team!

Hi lscruz18, We had the same issue in the fall. Stefania, the hotel manager, arranged for us to have a check-in closer to midnight and it was no problem at all! A very nice hotel employee was there to greet us and give us a quick orientation of the property. Just email Stefania directly and she will help you out. I hope you have a great time in Rome!
