Initial problem with my very small room 502 - (noisy Air Con machine all night). Moved to 290, much better room & quiet. Good choice in buffet breakfast, apart from coffee. One of the best hotel experiences I have ever had. The hotel is in a villa district of Rome, a peaceful, green and quiet area. Only a 10 minute walk from the Circus Maximus Metro station, but a world away from the noise and traffic of central Rome. This hotel is in the style of a villa and the closest metro Circo Maximus which is a 500m walk away. The area itself is residential but there are some nice restaurants nearby which the hotel points out to you on arrival. The only downfall would be the size of the rooms - they are very small. This hotel was such a nice surprise. The setting, decoration and ambiance was perfect. The staff was incredibly helpful and nice. The breakfast buffet was so much more than your average continental breakfast. Looked forward to it each morning.

Beautiful classic style hotel in residential area 10 mins walk from the Colosseum Quiet beautifully maintained small Lovely garden bar and breakfast area Staff superb Rooms large air conditioned and well appointed No restaurant except light meals A real gem

This was my third stay at the Villa San Pio in 27 months. I was assigned a very spacious room in the main building , I had previously stayed in one of the other buildings and somehow would prefer that the next time that I stay. Have stayed in this hotel for three nights in June, the room is comfortable and spacious with a breathtaking view. The hotel staff are friendly and attentive. The hotel offers a wide range of breakfast to start your day in the wonderful city of Rome.

Charming hotel with 3 buildings, great buffet breakfast , all staff friendly and helpful and Ettore so charming and helpful.
