Located in a quiet residential neighbourhood with a big garden this was the perfect place for our 6-days stay in Rome. Wonderful hosts. Easy to get around by subway or bus. Great to relax on the terrace too. And best Fish Food right across the street. Enjoy!

Accessed through a double gate up a driveway to another secure gate where you can park even more securely. The place is set back off the road, near to a small school that actually reassures you that you are in a busy Metropolitan city! Easy access on the 46 bus to all the historical sights. A brilliant find. Out of the busy centre of Rome but with easy access via local transport. Owners are so helpful and informative and made the visit that bit extra special. Would visit again without question and recommend highly. Thanks very much for a wonderful stay in Rome.

We found the best of everything what we expect from a B&B. Very kind and friendly owners, very clean and well decorated room. Nice location, five minutes walk from a metro station. Very secure. Nice breakfast with a lot of choices. Free cafe, beautiful garden at the middle of old buildings.

The B&B is headed by Giordano and Ambra, a brother and sister. Both are very kind and helpful! You always feel very welcome. We stayed four nights in Rome, at the Eats and Sheets B&B, hosted by Giordano, his wife, and his sister. The room was very well maintained, a great size, and very comfortable. Giordano met us late on the evening of check-in, and recommended some very good restaurants.

Stayed here for a birthday trip, and absolutely loved it! The room was pretty and spacious, as well as the bathroom. My bf had asked Giordano to get flowers and have them in the room before we arrived. To my joy, the flowers were beautiful, and my favourites :). Ambra and Giordano are delightful and helpful hosts. Very clean , spacious and quiet room with good shower in ensuite bathroom. Free communal use computer provided in a sitting area, and wi-fi in the room. Plentiful teas and coffee free self-service available in another sitting area ,with communal fridge, i.e not in each individual room. A very pleasant garden area... More

We stayed 5 nights in Rome. We had a warm reception ful of details and advices about Rome. There is a wonderful garden and peacefull location. Residential area with nice restaurants and markets. Easy access to public transport. You will experience Rome at full.

Wow, what a perfect and beautiful place to stay. The owners are super helpful and very friendly and it is just a 20 minutes walk or short bus ride to St Peters square. Villa Emilia is situated in the center of Rome just a few steps from the Vatican Museums and St. Peter's square. It is conveniently located right in the center of all metro and bus lines, and close to both Fiumicino and Ciampino airports. The recently renovated structure of the 1940s villa was maintained as it originally was with the spacious garden surrounding the property that boasts two fountains and a variety of ancient roman plants such as magnolia, olive, and wild orange trees. Upon entering, a path in the middle of nature opens before your eyes that will transport you into a dimension of relaxation and well-being mixed with the sensation of living the history and city of Rome. The terrace, the heart of the property, is where guests are served breakfast daily, and where you can enjoy a coffee or tea break basking in the Roman sun. Tables are placed all around the grounds for you to use as well as a gazebo where you can read, take a nap, or have a snack in an atmosphere where you can feel at home. Our goal at Villa Emilia is for complete and utter relaxation and to be able to enjoy the Villa and Rome's natural beauty. All of the rooms at Villa Emilia provide every comfort including private full bathroom, temperature control, flat screen satellite TV, hairdryer, safe, and free WiFi internet. Available in the common area is an internet point, comfy sofas, a small library with books on ancient Rome, and an antique radio. The Villa was furnished with much care and attention and no detail overlooked with the decor of every room mixing antique and modern pieces.
