Property's Favorite Review
My family and I loved our stay in Rome’s Heart Guest House. We rented out the entire apartment. The rooms were great and loved that each room had its own bathroom. The hosts were incredible! Mariano was great in making sure our beds were setup the way we wanted. He helped us arrange our ride to and from the airport. His wife Franchesca had amazing breakfast set out for us every morning. She always made us great cappuccinos. They provided us with great restaurant recommendations. The location is walking distance to the metro, taxi station and the Vatican. We truly enjoyed our stay here and would not hesitate to stay here again.

+1
First off I want to say the hosts Mariano and Francesca are super accommodating, responsive and nice. They will treat your family like their own. If you need anything just let them know before you arrive and if they can do it and they will accommodate you.
Location location location. 3 min walk to Vatican. Restaurants and shopping steps from the door. Including Italian cuisine of different price points and also international restaurants including authentic Asian. Shopping from high end tailored clothes to cheap 1€ souvenirs can be bought in the surrounding streets. You never even need to cross a street to get everything you need. Just walk around the block. There is a Carrefore express supermarket a couple mins walk away which carries most international brands including baby supplies we are used to seeing in Canada.
The 3 bedroom 3 bath layout can be configured to suit most needs for a large family. It has a smaller living room but it was fine for us we are used to Euro and Asia sized apartments. Fresh towels and supplies daily and a cold breakfast with coffees, teas and juices are included. Lots of deli meats, breads, pastries, fruit and yogurt. The breakfast is locked up
The only issue with this home which is NOT the fault of the unit itself is the elevator. This building like many older buildings in Europe and Asia has a small retrofitted elevator. Which requires you take a few steps before you can use it and is extremely small. Let them know what time you are arriving and Mariano can be there to assist you.
I really cannot find enough good things to say about the hosts. Francesca and Mariano are awesome awesome people. They are responsive and caring. Even when you accidentally lock yourself out 🤦♂️😂 sorry again about that Mariano.

A few categories:
Room - it was quiet and comfortable. The bathroom was small, hard to navigate. And the room was not what we booked. We asked for the room with two beds, and got one king.
Facilities - clean and well maintained, but a little dated. The photos are better than the real thing.
Breakfast - adequate. A little fruit (pears and grapes), packaged breads, great fresh ground coffee.
Hosts- very helpful and kind. They helped us navigate public transportation, answered questions promptly.
Location - close to Vatican, subway, some decent restaurants. On the third floor, with a dated lift.
I want to give them a 5, but too many “almosts” make it a 4. Get my room right and they get a 5.

Hello ! Thank you for you review. Regarding you have written about the fact we gave you a room that was not the one you book, i checked your reservation and you booked the 101 Room, Red Room, and we gave you exactly that room as i remarked when you wrote me this by e-mail enclosing your reservation and and i hadn't any further notice abouyt this fact from you. Besides, youi write that you asked two separate beds, but i didn't find this request in your reservation and also in the messages we exchanged. An then, why when you arrived you dind't ask you want separate beds ? Your stay was of three days, from October 1st to October 4th, and it wouldn't have been a problem at all for us arrange your room with separate beds, also from the day after your check-in. We alway try to satisfy the requests of our guests when it is possible and in this case we could have set the twin beds if only you had requested it when you arrived. Then, all our rooms are very similar, in fact they ahve always the same rates, change only the color and in each one we can set double knng size bed or separate beds on request. We are at the first florr and not at the third floor. The lift is old but we stay in an historical palace of more then 100 years old, as all the palace in the center of Rome, and the lifts were only build successively in the only way is possible to adapt a lift in an old historical palace. Finally, regarding the fact you wrote that "the photos are better than the real thing" is exactly the opposit that a lot of our guests say as possible to read in many of the all 5 star reviews we have here on Tripadvisor and not only here So, we are sorry your has been the second 4 star review on a total of 91, 89 are 5 stars , but it's ok, i understand that not everyone can have the same ways of seeing things also if there are some objective facts that i wanted to highlight in this reply to your review. Best Greetings Mariano & Francesca Rome's Heart Guest House

Ideal place to visit Rome a few steps from the Vatican, metro a few steps away and convenient for the center.
Very beautiful and well-kept guest house.
Cleanliness was excellent as was the breakfast, plentiful and varied, included in the price.
Attention from the owners in every problem.
In addition to this you can see the passion in managing the guest not only professionalism but a lot of passion and heart.
Thanks Francesca.
