Lovely, character property, close to the vibrant town centre and its transport links. A warm welcome, a stylish, comfy room and a great breakfast. Exactly what you want and at a very fair price. Thanks, I will book again.

The room was small but nicely furnished and comfortable. Plenty of tea and coffee making available in the room. The toilet and shower room was small and someone with limited mobility may have found it a bit difficult but a good hot shower. Very clean. Good breakfast. Good value for money.

Stayed a number of times here now and never got round to doing a review. Stayed here while studying at nearby acupuncture academy. Great location for the academy as it's just round the corner. Good location for rest of Leamington as short walk to the centre where there are plenty of bars and restaurants. Very reasonably priced, clean and welcoming....

I was in town for a concert at the Assembly Hall so Hedley Villa was conveniently located about 5 minutes away. As well I was travelling by train so the close proximity to the train station was a bonus. When I arrived I was warmly greeted and shown to my room. I had a room with a private bath on...

Very clean and situated about 7 minutes' walk from the town centre. We were slightly disappointed with the small size of the en-suite shower room, was a bit of a squeeze. Our hostess was very helpful with suggestions and giving directions for a restaurant. Bed was very comfy. Lovely full English breakfast. Would not hesitate to recommend this guest house.

Martha the owner and her daughter Louise made us so welcome, we'd arrived early and the room was ready so we were able to use it straight away. Lovely warm welcome from the very friendly owner. I was given room 3, which felt very fresh and clean. Huge comfy bed, ensuite was a bit small, but lovely shower which was easy to use and the heat of the water remained constant (a real plus for me!) Stayed for one night. Lovely B&B, 5 minute walk into town and Assembly Rooms (we were there for a gig) Room was well appointed and clean, king size bed, very comfortable. Small en suite, did the job. Breakfast was good and plentiful. Had never been to Leamington Spa before, will definitely return and stay here.

Perfectly placed for local amenities but what stands out is the personal touch of Martha and her daughter who could not do enough to have made our stay a pleasurable one. Attention to detail e.g. an alarm clock in the room. We will be back.

From the time I rang the main entrance bell to leaving this guest house I was provided with excellent service, a good range of food for breakfast and additional information in the room on the local area.
