This place is not your typical b&b as there is no local host offering hospitality. It is efficiently run by a team of young friendly women from Eastern Europe and is clean, has a good breakfast and was a good value. We made the error of thinking we were booked into the Waterloo House. Be aware these are two different businesses located within meters of each other. The hotel and room are very dated and worn. I'm not one to write reviews, particularly poor ones but as we had booked on the basis of the 5 star reviews on tripadvisor I feel it only appropriate to add a note of caution. We stayed for three nights. It was quite comfortable and functional, as we were really only in our room to sleep. We like to walk, and it only took about 15–20 minutes to reach any of our local Dublin destinations (including travel pick-ups). Staff is very courteous. Would stay again.

Good B&B. Very nice room. Irish Breakfast is delicious. Quiet. Nearly stephen's garden. We had an extra large king size bed and a single bed.Thank you for all Elisabeth.we come back with children. Great holidays

I am so glad that we chose to stay in Balls Bridge. The neighborhood is so pleasant and the restaurants so nice that we chose to return from the city for dinners. It is an easy walk into town Center.
