Two couples stayed here for an overnight on the way to Edinburgh. We will never stay here again. Approach to the property is tenuous with crooked steps and weeds growing through them. Reception is a large space with just two well worn couches set on threadbare carpet. Crazy maze to get to the rooms. Bed was nice, but bathroom well... More

Positives: Large, spacious room with very comfortable bed. In a quiet location but close to the centre. Breakfast included cooked options as well as fruit, yoghurt etc. Negatives: Reception area is a bit dated. En-suite only shower and not bath.

Stayed here for a weekend in December, the trip advisor reviews were so-so but I'm so glad we booked to stay here. The room was absolutely gorgeous, beautiful bay windows with wooden floors. The place is full of refugees. I can not fill safety in this place. You need to be very carefull if you want to go there. Staff is very helpfull but atmosphere inside hotel and outside is very strange.

Very clean with friendly and helpful staff. As much as you can eat breakfast. Reasonable rates and only one street up from Sauchie hall. Been back a dozen or more times. Nothing speaks louder than repeat business
