To celebrate a Big birthday my family took me for afternoon tea here. It was lovely. Our tea was served in The Observatory Restaurant that has the most wonderful vista of Princes Street and the Castle. Please ignore the whingers who call this little gem of a hotel "tired". When you are staying slap bang in the middle of Princes Street (at a fraction of the price of the surrounding hotels), when you are given the warmest of welcomes by ALL the staff, when you are given a clean room with an immensely comfortable bed, lovely... For the price, the location is absolutely fantastic. Right in the middle of princes street opposite one of the many princes street gardens entrances. The room was small, but accommodating and nicely furnished with the usual tea, coffee etc. Good blackout curtain. Breakfast not too great, but ok, and included in price.

Did a last minute booking after checking out from another Hotel that was disappointing. This was a welcoming and very clean establishment. The staff was friendly, well informed and very polite. Older hotel slightly run down but great location, very friendly staff and the best breakfast of any hotel I have stayed in fresh cooked to order and very tasty. View of Edinburgh castle on a good day. Unfortunately not when we stayed but that's the luck of the draw.

Pleasant staff, breakfast waiter is hilarious, if you appreciate his lack of patience and Scottish dourness. Porridge really good, breakfast nice. Room tired and tatty, hotel needs some tlc, huge stains on carpet outside lift, bed comfy but bathroom needs regrouting and walls refreshing. Feels neglected. Good location but definitely not worth £170 we paid for one night's stay.

This hotel has a great location. The staff were all very helpful and attentive. The waiter in the restaurant was extremely helpful and gave us maps marking out points of interest. The bedroom was on the 5th floor with only a porthole for a window in both bedroom and bathroom. I found the hotel to be clean on the surface... More

Nice little hotel in the heart of Edinburgh. Room a charming little room, big enough for two persons. Our aim wasn’t to stay at the hotel - mostly we were spending our time at the town. Had lunch here for the first time Tuesday 23rd August at 4 p.m. Food was terrible. Bar area dingy..Fabulous view of the Edinburgh Castle if you can reserve a seat by the window. . I live in Edinburgh. Had just popped in as I was passing. Therefore cannot review the accommodation.

Although the price of the hotel is slightly above average, there is great value for money in terms of location. So if you are in Edinburgh for a limited time, I would highly recommend this hotel, which is situated in the centre of Princess Street in "New town". Glaswegians tease Edinburghers that their High Street is only half one, since buildings only line one side. But what they don’t say is how extraordinary the views are from Princes Street as a result. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley. But it’s not all utility here; the Scottish National Gallery rewards purposeless wandering, and December’s huge winter market in the gardens begins a season of revelry which ends with Hogmanay, Britain’s largest New Year’s street party.
