Freezing cold room a dead rat on the windowsill and an owner who was more concerned that we won't be back again rather than the rat ( he maintained) it was a mouse they must have mutant ones there ! Dont go unless you are a backpacker and you don't mind slumming it ! For £130 a night for my... More

we stayed here a couple of years ago when we went to see a show and really enjoyed our stay, lovely room, great bed and good breakfast so we decided as we are going to Edinburgh for a weekend again at the end of the month we would go back. We duly phoned and asked to book the same room... More

Everything was fantastic, from the staff to the rooms, from the breakfast to the atmosphere! The B&B's owner Simone has treated us with uniquely exquisite kindness and patience! The rooms were very clean and super cozy. If I ever go back to Edi, I'll be sure to book a room at Simone's-

I love Edinburgh and try to stay in a B&B or inn when possible. I had the fortune of attending the Ryder Cup (despite bad outcome) recently and stayed at the Dene Guest House. I was very pleased with the accommodations. Simone was a terrific hostess. The breakfast typical Scottish fare (but don't hold that against the inn). The location... More

Simone was very welcoming, advised on what to do and eat in Edinburgh. I had a single room with shared bath room. The breakfast was nice too and the staff was great. The B&B is about 15-20min from Princess street, the only issue... it is all up hill :( however it is a very nice walk. If you don't like... More

I stayed a few nights in a single room at the top floor. The room was rather small, without a closet or a wardrobe, but I did not mind. There were hangers and hooks around the room. The window, with shutters, offered a wonderful view at a picturesque backyard shared by adjacent buildings. Excellent breakfasts, with several options. Dene guest... More

Good location for Edi city exploration. Easy downhill walk from Princes Street (we took the bus uphill to Royal Mile). Manager, Simone, very helpful with check in time, directions to attractiong, change for bus, etc. Older building with expected quirks. Our lower floor room large, comfortable. Breakfast with several options to order. WiFi free access but spotty service. Strongly recommend as... More

My husband and I had enjoyed our stayed for a few nights in 2007, so when I was coming back to Edinburgh, I looked this place up. This trip was a group of 6 of us, an adult family group. In Feb/Mar, we booked three rooms for the beginning of Aug. Book as early as you can for Aug dates.... More

I stayed here for one night after deciding on impulse to have a night at the fringe. The location is fine - about a 20 min walk from Waverley and in a very nice area off Dundas St. There are bars and bistro restaurants very nearby and it is only a 10 min walk from (my favourite) Hendersons. On a... More
