We were a party of four (two double bedrooms) On Arrival we were greeted by an unfriendly manager at 1:40pm we wanted an early check bit was refused, 2pm was check in. Walked around and came back at 2pm because we wanted to head to city centre for the Fringe Festival (waited another 20 mins for our rooms to be... More

Owner have converted house in a hotel. The rates are on higher side as in comparative to prices and facilities. Very small room in size and have no lifts. Even the breakfast was not provided as we have to leave early in the morning. They didn't care about the passengers once they have already done the payment.

I have never stated in a dirtier run down smelly hotel! My children wanted to leave the minute we arrived! We had a family room and were placed in the basement, it was damp and smelled like someone had peed on the carpet which was sticky! The toilet did not flush and the hot tap was not attached to the... Adequate room for a 2 night stay but not longer .Small en-suite room mugs not cleaned by staff. Bed light did not work. Basic cooked breakfast , stairs everywhere. car-parking area very tight. On a bus route into the City centre, so leave cars at the hotel.

Visited Edinburgh in June 2016 with two friends and ended up staying in Leith. (a nice place). The Abbot's House Hotel, a basic B&B is saturated in a good location just outside Edinburgh City Centre, and on a good sunny day it’s a distant to walk to but with a good public transport why walk? The Abbot's House Hotel wasn’t... More

We stayed here at the end of May and it was a lovely friendly hotel, really well situated for public transport into Edinburgh (10-15mins on the bus, which offers a £4 all day pass). Staff were really friendly, breakfast was nice every morning. We had an ensuite double room which was lovely and clean, the hotel seemed to offer a... More

Came to Edinburgh for a job interview and stayed for two nights. The Hotel is in a nice location not far from the city center and a ten minutes walk away from Granary Leith with a few pubs, coffee shops, restaurants and grocery stores. The staff was very kind and obliging. Wifi just works downstairs at the dining room or... More

Staff were very pleasant and location very handy with free parking. It's not The Ritz but the price was and absolute steal. Wifi was free throughout and our room (30) was very spacious and very very warm.

Basic, clean, and helpful. oh and very cheap at £38 a bargain, a little out of town but plenty of public transport for those with lazy or tired legs. Car park is small so get there early and park facing outwards else you will get stuck! WiFi needs sorting as its only in the lobby, room 24 may get it... More
