The only good thing about it, is the location. It's opposite a beautiful park and not that far from the city centre, about 15 mins drive. There are restaurants and shops 15 in the area, about 15 mins walk away. Otherwise, very disappointing! Last minute booking so didn't have much choice and it was a bad decision! Room wasn't cleaned... More

Due to it being the fringe, and even though we booked in May there was no alternative but to remain. the twin room accommodation was old, uncomfortable, creaky and plumbing in the shower suspect and cold water flow was very poor.Being up in the roof space, sound proofing was non existent. we could hear fellow guests talking on their phone,... We were booked in for two nights 19th & 20th August and given Room 3. Absolutely shocking and we checked out after only one night. Room shabby with un matching furniture & bedside lamps, cobwebs, rusty mirror in bathroom and a damp feel to the room, also there was a bathroom next to our room that did not smell very... More

Owner have converted house in a hotel. The rates are on higher side as in comparative to prices and facilities. Very small room in size and have no lifts. Even the breakfast was not provided as we have to leave early in the morning. They didn't care about the passengers once they have already done the payment.

I have never stated in a dirtier run down smelly hotel! My children wanted to leave the minute we arrived! We had a family room and were placed in the basement, it was damp and smelled like someone had peed on the carpet which was sticky! The toilet did not flush and the hot tap was not attached to the... Adequate room for a 2 night stay but not longer .Small en-suite room mugs not cleaned by staff. Bed light did not work. Basic cooked breakfast , stairs everywhere. car-parking area very tight. On a bus route into the City centre, so leave cars at the hotel.

Visited Edinburgh in June 2016 with two friends and ended up staying in Leith. (a nice place). The Abbot's House Hotel, a basic B&B is saturated in a good location just outside Edinburgh City Centre, and on a good sunny day it’s a distant to walk to but with a good public transport why walk? The Abbot's House Hotel wasn’t... More

We stayed here at the end of May and it was a lovely friendly hotel, really well situated for public transport into Edinburgh (10-15mins on the bus, which offers a £4 all day pass). Staff were really friendly, breakfast was nice every morning. We had an ensuite double room which was lovely and clean, the hotel seemed to offer a... More
