We had booked a family room and on arrival where taken across the road to 55 Benmore. The room was dirty, crisp packet found under one of the beds, hat found in the cupboard. Towels and bedding where grey and grubby, not white and fit for only the bin. Pillows lumpy and also fit for only the bin. Curtains didn't...

Our room was across the road at number 47 but it was a good room at the back so we heard no noice from traffic etc. Guest house is near to the centre, atleast about 10 min. walk into the centre of Edinburgh.

I stayed here 1 night very nice room comfy bed but very squeaky every time I moved the bed made a very loud noise making it impossible to sleep, breakfast was good the bacon looks at though it had been boiled so I didn't eat that, everything else was nice. Rooms were nice food was nice friendly staff and great location. Rooms could have been a bit cleaner but nothing big just doors and skirting could have done with a wipe but overall an enjoyable stay would stay again.

After reading reviews I tried to cancel my booking but was told I would still be charged the full amount. My room was in the main house and was ok for what I needed, bed and shower facilities. We had family room 5 ladies to enjoy Christmas markets fab little b&b at the end of the day you get what you pay for beds comfy, shower was powerful enough breakfast was really good the owner and his family were really helpful telling us buses places etc ...
