I cannot stress enough to do your diligence if you decide to stay at the Guest House. Yes its location is close to the centre of Edinburgh, but that is the only benefit. We enjoyed our time at Balmore House and would return - great central location. We were quite worried as the reviews were not brilliant, but were very pleasantly surprised by the cleanliness, size of the rooms and friendly staff. When we arrived we were lucky to get one of only 3 parking spaces. Our room was across the road in the annex ( room 34 ). Very small.
