Positives – Location, good breakfast, free wifi. Negatives – Small TV, some of décor tired. Not cheap. For some its compact size. Details We stayed for 3 nights in August 2016. The guest house, a typical large old Edinburgh house, and is short ride by frequent buses to the centre. Walking is also possible within 10 minutes or so. It... More

Perfectly placed with a 10 minute walk to Princes Street but in a lovely quiet part of the city allowing you to sleep well in the very comfortable bed. Parking is free 5.30pm-8.30am and at weekends so we only paid a couple of £ for our long weekend. The room is cosy with the normal tea tray. Shower good although... More

Great hotel with good location. Just a little walk to the centre, about 10 minutes. Quiet in the nighttime so you can have a good sleep. Very friendly staff and delicious breakfast! Room was very tidy and comfortable.

A warm welcome, spacious and spotlessly clean room, excellent location, great breakfast and very good value for money. I'm definitely staying here when next in Edinburgh! I have never written a review before but I had to for here.

But its really quiet at the same time so its good for families to stay in. Had a really really spacious room and toilet and the breakfast was really good too. Wifi... More

This place is in a wonderful location being very close to all the things one wants to see in the city. It is on a quiet side road in a terrace of houses and guest houses. We were greeted very warmly by Jasmin's, the owner's, son, son inlaw, and granddaughter. They helped my husband up the stairs with our luggage... More

Conveniently situated for the Fringe (it's about 10-20 minutes from the most venues) and comfortable enough for a short stay. Jasmine is very welcoming and helpful. Breakfast is good (the haggis is especially fine) and at £100 a night for a double room I think it's good value for Edinburgh in August. The wi-fi can be a bit flaky (but... More
