booked this thro expedia for one night - hotel e-mailed me to say there was 4 night minimum, expedia had made mistake, so they were cancelled my reservation. Booked this on booking.com and the room was nothing like the pictures shown online the bed was the most uncomfortable bed I have ever slept in which I only got a couple of hours sleep if I was lucky. Awesome place to stay if I r here in EDINBURGH for 2nites out of the city but on the highway which takes you to the city centre and shopping arena as well nice rooms cozy feels like home environment and breakfast is good too especially hash browns and Veg cutlet is superb!!

Overall a tired décor and nothing special about it. The staff were friendly enough. Breakfast was underwhelming two fried eggs and toast. There are solid elements to this hotel, but also some serious issues. Depending on your preferences (and plans for the trip), these issues might not be so problematic for you. This place looked amazing on the pictures and I remember reading good reviews. On the surface this place seemed OK. Average but ok. Unfortunately there were some big let downs. The major one for us was the bed in our room (room 10). Staff were brilliant! couldn't do enough for us. Happy with the stay. only complaint I would make is that I was slightly too tall for the bed. The location was spot on for us, can be quite of a walk to the city centre.

Friendly hosts and comfy accommodation. Basic but good home cooked breakfast. Privacy of a hotel and warmth and comfort of a home at an affordable price. Parking on the street was freely available (over the wkend). We definitely recommend this place.
