Website and pictures looked great, unfortunately the rooms didnt quite match the expectation, we booked a wee double ( and its definitely that ) fine for a one night stay but really shocked to see an iron burn on the carpet as we entered the room, was a bit musty and the carpet should be replaced, repaired or just given a good clean. Bathroom a really tight squeeze, no room in there at all. Breakfast was good but not at all impressed with the room, disappointing as advertised as part of the best small / luxury hotels group.

Perfect little hotel to base yourself in Edinburgh. Very friendly staff and great breakfast! Easy walk to the city centre with the closest tram stop on Princes Street. The staff are all very attentive and can’t do enough to make you feel welcome.

Thank you to the Nira for making my partners 40th Birthday super special. Fantastic location in a quiet street just a short stroll from everything, very attentive staff especially at breakfast, stunning spacious room (with balloons and romantic turndown add on) with sofa, delicious hot breakfast and continental options, I literally can not fault this hotel at all... the DAB radio, coffee machine and jacuzzi bath was lovely luxuries for my partner. He had the best birthday thanks to the Nira. Ignore all negative comments, this hotel is worth every penny

lovely hotel in a lovely area, walkable to princess street / old town. breakfast was really nice, lots of options on the menu alongside continental buffet. Room was clean and nice, comfy bed. Bathroom was spotless. We would stay again. Worth noting there is no lift so if staying on the top floor like we were, it’s a long way up!

We booked this hotel in error, similar name as it seems. However this boutique hotel has been a great find. The staff are amazing and very helpful. The room very comfortable and well appointed for a few days to stay. However, I would add that there is no lift and we were on the top floor. Add the walk from Princess Street, then the trek up the stairs, it will add to your daily exercise. This is only an observation. As is the poor design for the shower screen that allows the water to flow into the floor area. A towel on the floor helps, but beware. Breakfast was incredible and will rival better known chain offerings. So in summary this hotel is a little off the beaten path, quiet, well presented, staff are fabulous and the food was great. We will be back.

Disappointing up grade to the room. Luxuries were not luxuries, towels and dressing gowns very hard. Yea and coffee tray but disappointing. We paid extra for these things and wasn’t great as we upgraded to a suite. We would go back as the location is fab but would only book a standard room. Room was really cold also. Breakfast was nice and staff lovely.

The hotel may have once been luxurious, sadly it is now worn and shabby, more of a tired bed and breakfast. We paid five hundred plus pounds per night for a suite with an outside garden area. Our room was in the basement, a good size and a comfy bed, however that’s where the positives end. The carpets are worn and grubby, the decor in need of updating and the bathroom clumsy. Our outdoor furniture was scruffy which made sitting outside impossible, The staff I think we’re trying their best given what they have to offer, but the service was very poor overall. A terrible stay altogether, I would certainly never repeat the awful experience.
