Found the room very clean and tidy just as some previous reviews bathroom very small but manageable for short stays. The breakfast and staff alike were very good all in all. Quite handy for town but a reasonable walk 3/4 mile .plenty of eateries close by though if not wanting to go into town at night.

This is not really what you would think as a hotel. It is more like basic University Dorm accommodation. You book in at the reception and in our case are given a key to another building. Staff at reception are great and really friendly. We had a ground floor room in the McKenzie building. Directly opposite is a managers office... More

The location is a short walk from the Royal Mile. The rooms are very clean but quite student like, although they have the usual facilities. Hotel room was small but clean. Washroom is also small. Though they offered breakfast there was no comfortable plan for lunch and dinner. There are plenty of restaurants and bars around. But no microwave or hot plate can be an issue with someone who is a vegan or with a child.

Slightly disappointed as I was unaware it formed part of the university so felt like a dormitory. The shower room was tiny and the sink was not full size. However staff were first class and breakfast was excellent. Just a bit pricey for overall on offer

Stayed here for 2 nights in August with friends as we were going to the tattoo & Fringe. High end accommodation,lovely welcome,fixtures and fittings and crockery glasses etc were high standard. Had an ironing board and iron.A small safe. Great location for shops and bars. £5 roughly for a taxi down to Waverley station. Would definitely stay again,would highly recommend... More

I went for cheap with location and you get what you pay for, I didn't realise I'd stepped in a time machine, wood chip wallpaper and grannies curtains. The room is clean but if you are looking for a hotel standard you are in the wrong place, decent students accommodation is spot on

Southside & Holyrood
Many of Edinburgh’s student hangouts gather around university buildings in Southside, the sort of neighborhood that supports a long string of second-hand shops and eateries serving ethnic food for just a few pounds. In August the student population is replaced by vast numbers of boisterous visitors here for the Fringe, Edinburgh’s world-class comedy and arts festival which headquarters itself here. Flanking Southside are two great parks. The Meadows is a vast flat and sporty space where football, rugby, tennis, cricket, croquet, and golf often all take place side by side. Kids in its big playgrounds add to the joyful noise. Far bigger and much wilder, Holyrood Park extends to the east and provides a real hike up Arthur’s Seat, but the district is best known as the site of Scotland’s Parliament and its premier Royal Palace—and their steady stream of sightseers.
