The only thing good about this hotel is the location. Otherwise this hotel should be avoided at all costs. It tariff is steep compared to the facilities provided. Its an old hotel without a lift. The title says it all. A good option for staying during the festival. The rooms are basic but fine. 5 minute too the Pleasance and 10 to the Royal Mile and Cowgate. Stayed here with my boyfriend, August bank holiday for the fringe festival and the Edinburgh tattoo. The hotel was basic but very clean and value for money. The staff were very friendly and helpful. Very basic, but clean and a great location. There was a safe and a hairdryer in the room which was unexpected.Breakfast more than made up for the rooms it was delicious and all very fresh. Staff were very helpful and polite would definitely stay again.

Basic budget accommodation, however, location is great and price during the festival was not over the top. Rooms are compact and basic but clean. best thing about the hotel was fantastic breakfast freindly staff and very helpful but this is budget accomadation / student accomadation but has what you need bed coffee tv needs a bit of tlc NO LIFT and shower is litrally the bath room no shower tray so everywhere gets soaked

After I booked this hotel, I found out it's also a student residence of Univ. of Edinburgh. But my floor was only for tourist, so I couldn't see any students. It's cheap, clean and very basic hotel. Had to visit at short notice. Hotel room basic but clean. Breakfast excellent.Staff very helpful. We were able to leave our case securely until needed. Convenient to Royal mile and central Edinburgh. Value for money.

In August the student population is replaced by vast numbers of boisterous visitors here for the Fringe, Edinburgh’s world-class comedy and arts festival which headquarters itself here. Flanking Southside are two great parks. The Meadows is a vast flat and sporty space where football, rugby, tennis, cricket, croquet, and golf often all take place side by side. Kids in its big playgrounds add to the joyful noise. Far bigger and much wilder, Holyrood Park extends to the east and provides a real hike up Arthur’s Seat, but the district is best known as the site of Scotland’s Parliament and its premier Royal Palace—and their steady stream of sightseers.
