On arrival to the guest house we were presented with our keys and directions to our room upstairs.....no welcome, as such. As this was a guest house on a budget, we didn't dwell on it ! The furniture in our room was tired, but very clean and tidy. Shower and loo facilities were good and in working order.......and clean. We... More

Have to agree with some of the other reviews. On arrival no real warm welcome, given key and told where the room was. Room clean but tired, bed was comfy. Breakfast so so but service good and staff polite.

I am sorry you felt the welcome fell short and have taken measures to ensure that the warm welcome is extended to all guests at all times. The bedding and curtains are new, the bathroom was recently regrouted and the decoration will be attended to in the autumn. We offer a large choice of freshly cooked food for breakfast and... More

I stayed for 3 nights with my husband in August. We arrived late afternoon to be 'greeted' by a lady (the owner maybe but she didn't introduce herself) she asked for my name then proceeded to give us the key to our room, point in the direction of it and then run back downstairs. No hello, how was your journey?,... More

I’m so sorry that your experience here fell short of your expectations. I do apologise for not spending longer with you when you arrived, I’m afraid nature was calling which is why I had to dash. All rooms are serviced daily and I am so sorry that the cleaner fell short on that Saturday. The kitchen opens at 7.15 in... More

This was a nice and quiet b'n'b . We stayed there a couple of days in July. The staff were friendly and helpful. It was nice and clean. The only thing that was a bit negative was that the breakfast was so-so and tasted like it was all made in a microwave.

We stayed here for a weekend break. We booked it mainly due to cost aswell as location. From booking it a few months in advance , communication from the owners via E mail was good. It's location is aprox 1.5 miles from The Royal mile on the A701 into Edinburgh. This is ideal as aprox 30 mins walk via plenty... More

On arriving we rang the bell and after a good wait someone appeared who looked like he had been sleeping in his clothes. He gave us a key and said 'you are in room X' and then left, no welcome, no introduction. Now whilst we are not coming to Edinburgh from abroad the owners may want to think carefully about... More

I am most surprised at this review as it doesn’t seem to reflect the standard of service which guests receive here. Guests are met with friendliness and helpfulness when they arrive, for instance, we ask after their journey or holiday and if it is their first visit to Edinburgh or Scotland. We are happy offer any help to answer any... More

The guest house is family run and everyone is very friendly and willing to help and/or accommodate you. Breakfast is excellent and personalized to your order! Our room was homey, comfortable, and tidied daily. Location is a straight walk north on the A701 into the city center, but it does take a good 30 minutes to walk this. Plentiful bus... More

Lovely guest house. Friendly staff, great breakfast and very clean. Can't imagine what anybody could expect or want more of a small guest house. I would be more than happy to return. Right on a main bus route so getting into city centre is easy, although it's a nice walk anyway. Thoroughly recommended

We had a lovely time at this accommodation. The breakfast was lovely. It's perfectly located in Edinburgh, in a main road. Old fashioned style however everything was clean and we had no issues with anything. 02/06/2016
