Good location: 3 minute walk from the train station, 20 minutes from the main down town attractions (national museum, princes street dynamic zone,..). Beautiful town house which was converted to a b&b. The hotel rooms were a lot bigger than we first thought they would be. I don't know what the regular rate is and I can't recall exactly what we paid but we scored a room at 40% off last minute through booking.com. So for the price we paid, we were very happy. Great location, close to Haymarket station and five minutes to west end of Princes Street. Room tidy and reasonable window view of back garden. Shower room extremely compact, akin to caravan. My partner and I stayed at this hotel we were warmly welcomed. The room was spacious and comfortable. Easy access to city centre and lovely breakfast, would return again if visiting scotland. I would recommend to other travellers.

Good location, within walking distance of Haymarket train station, also a good bus service into Prince's street.We had a spacious room with a four poster bed. As the headline says, it's a beautiful building with great rooms, and very friendly staff, who could not be more helpful. Breakfast was excellent too. Here come the buts, which is a shame really. This small hotel is a convenient place for visiting the sights of Edinburgh. We took our dog and had a large room in the basement. Breakfast was fine. I left a jacket in the wardrobe when we left which the hotel kindly sent onto me. Parking is on-street which is pay and display during the daytime but free overnight.

Very friendly staff that made it feel like a small bed and breakfast. Beautiful facilities within walking distance of Edinburgh castle and Royal Mile. I would definitely stay here again. Enjoyed surroundings including small coffee bar right across the street.
