Nice Suzette. Clean comfortable room. The breakfast was good. No fuss. No frills but everything nice and uncomplicated. The reception were helpful. I would definitely use them again. Near hay market tram stop.

Tidy hotel run by Lithuania couple ,rooms clean and well presented ,did have one small issue with the radiator in our5 double room which was sorted out very quickly by the owner,breakfast was very nice full Scottish one most enjoyable. The only downside to the visit was there English wasn't very good 😅so ease be patient 😉

Just returned from an overnight stay at this Hotel. The staff were so friendly & helpful! On arrival our room wasn't ready so immediately moved us into another room so we got to the Graduation on time! Rooms were amazing, very big and comfortable. There have been some negative reviews about this place but we couldn't fault it. The rooms were grand. Clean, warm and well serviced. Breakfast was delicious and the staff friendly and helpful. We have just returned from a four day trip here, stayed in room 3. The building itself is beautiful, Victorian house with large rooms that are in keeping with the style of the house, as far as bedrooms are concerned they are well appointed, beautifully decorated (and I don't believe our room was even one of the nicer rooms). We stayed for one night in the Lairg. Great room, about 3 mins walk to Haymarket, 15 mins to Princes St. Friendly and helpful staff, quite location and nice atmosphere. Wifi avaliable. What could you want more?

Blown away with he hotel a lovely Victorian house converted into a lovely hotel. Friendly efficient staff throughout our stay and lovely clean warm and clean room over looking the street which was quiet throughout our stay. Absolutely gorgeous! Not been in a hotel quite like it before. If I ever make a stop south again, I will definitely be staying here. This hotel desperately needs to hire receptionists, the manager is horrible, every interaction with him was unpleasant and left us feeling unwelcome and stressed. We arrived at 10:30pm from our late flight, he was cranky with us because apparently reception closes at 10pm. He gave us the key and told us not to lose it because they were very expensive,...
