Fantastic b&b location excellent Rooms top quality Breakfast was served in the restaurant next door Only downside, my cup of tea was Luke warm at breakfast But it will not stop me from going back - had a great time 😊

An excellent B&B. Very friendly staff. And very conveniently placed for the attractions, restaurants and shopping on Prince Street. Tram stops at the top of the riad and the train station is about a 5 minute walk away. Really enjoyed our weekend break.

We spent three nights in a very comfortable, big room at 53 Frederick Street. If you are travelling with a lot of luggage, be aware that the rooms are on the second and third floors without lift. 53 Frederick Street is in a very convenient walking location to tourist attractions. There are a few flights of stairs to negotiate for reception but the old stone flag stair case adds to the charm of this bed and breakfast. It is a beautiful building and is tastefully decorated. This is a marvellous B&B. The host David was extremely helpful, coming to greet us upon arrival and even making sure he had change for us for parking! We really enjoyed our stay at 53 Frederick street. Very friendly, efficient and helpful hosts. Excellent situation. Comfortable rooms with all the facilities (tea and coffee, hairdryer, wifi etc...) Buffet breakfast served in the café downstairs. There are quite a few flights of stairs to climb but this wasn't an issue. Definitely recommended!

When I looked at various B&Bs in Edinburgh I liked the description and the pictures of 53 Frederick Street. This is the city’s central business district with its smaller offices, clothes boutiques, and many of the city’s flashiest restaurants and ritziest clubs.
