Balmoral Guesthouse offers delightful lodging in a quaint, historic building with all the modern amenities. Located just off of Leith, it has easy bus or walking access to both Old Town and New Town attractions. Our room was lovely, with comfy beds and a nice, big bathroom. We had a comfortable room, and enjoyed excellent breakfasts. This is a good location for visiting Edinburgh and Leith. Yvonne and Paul were perfect hosts and made us feel right at home. We were lucky with parking but this can be a hassle (throughout Edinburgh).

A house with character! Great breakfast. The room was very clean. The couple running the place over the summer were really friendly. The only minus: the bed was too short for me (I am 1.82 m), so I didn't sleep very well

Lovely, character filled home with spotless rooms, comfy beds, and a truly remarkably good breakfast. The hosts hit the right balance between being warm and welcoming without being intrusive. I will stay here again when visiting Edinburgh!

Paul and Yvonne were "inn sitting" while the owners took a vacation. My friend and I both commented that we have never had such wonderful and kind hosts. They made our trip. If you happen to be at an inn where they are working, you'll understand. We feel like we have new friends

I very much liked my experience of staying in this interestingly furnished, clean, warm and comfortable Victorian house. Our bedroom was incredibly quiet and peaceful considering we were in the midst of a bustling city which never rests. The house had easy access to bus routes serving various parts of the city. We had a great holiday in Edinburgh which was enhanced by our stay at The Balmoral Guesthouse. Nothing was too much trouble, bags stored before and after check in/out for us, great breakfast and help and advice on sightseeing and bus routes. Excellent hosts, thoroughly recommended.
