We stayed in this hotel for three nights in mid-June. It is located in a lovely quiet neighborhood a few blocks off the busy streets. Our room was on the 3rd floor, with openable windows providing great views of King Arthur’s Seat. We had a front room that was a good size en-suite. Everything was realky good. It was a quiet location - our bedroom was at yhe front andeven with the window open it was very quiet. The place was very clean and was really convenient - a 5 minute bus ride into the centre which could be walked if required.... More

Charming building, quiet part of town next to the University. Lovely staff, clean and modern rooms. Good breakfast with a wide variety of options. Only hesitation? No lift to the guest rooms upstairs, and the stairs turn twice/treads narrow on the turns, making portage challenging.

Stayed for two nights. Had two teenaged boys with a separate room. Each room was very clean. Beds comfy. Water, tea/coffee, cocoa and cookies in the rooms with tea kettle ready to brew. We spent a week in this hotel. The room was spacious and clean, beds were really comfortable. I Highly recommend this little boutique hotel. My friends and I stayed for 3 nights in a triple share room. Don't let its out-of-town location worry you, it's within walking distance of everything. The breakfasts are great and the Internet is fast and reliable. I would definitely come back.

We had three days in Edinburgh and this was a nice place to stay. Easy location via the bus. Stairs are steep and narrow. Very quiet. Excellent breakfast and kind staff. We would use it again in the future. Nice garden.

Accommodations were comfortable and spacious. Food was good. Service friendly and attentive. Great showers and Wifi. 30 minute walk to Old Town. Easy to find, parking is tight. Buses nearby. Not far from great walking at Holyrood Park.

Small comfy clean hotel that's situated in a quiet part of town. Ample parking and no charges at the weekend. Very accessible with plenty of busses to the centre. Only a 20min walk really. Really well organised breakfast area with plenty of choice. Will defiantly use if in Edinburgh again.
