We stayed at Fraoch House with two friends of ours at the beginning of July and we just can't fault it, It's in a prefect location close enough to walk into Leith and the city center, if you don't fancy the 15-20 minute walk then the bus stop is right outside the guesthouse so it couldn't be easier really. Gareth... More

Ever since I first fell in love with Edinburgh in 2010, I've visited the city many times in the past few years and always used to stay at a wonderful B & B in the New Town. I was devastated when the owners sold the house and retired last year and I thought I'd never ever find a jewel of... More

The host Gareth, could not be more friendly and helpful. The breakfast is first class with so much choice, fresh fruit (choice of berries), cereal, substantial cooked breakfast, bottomless brewed coffee, & homemade bread. A sweet treat to tempt you in the hall, and greeted with a warm welcome, coffee, tea and shortbread. Located right on a bus stop, 10... More

We found this B&B after searching the web for a weekend stay. We were off to a concert at Meadowbank, Fraoch house is an excellent location, probably a 20minute stroll into the centre of Edinburgh and about 30minutes to Meadowbank. Its located in a quiet street that consists of various B&B's, and there's plenty of parking on the main road.... More

We were in Edinburgh last weekend for our daughter's graduation. We wanted somewhere close to where she lives and very fortunately chose here. What an excellent choice. Gareth greeted us in person with outstanding hospitality. We were taken to the dining room and given 2 freshly made coffee cafeterias and shortbread. Our 2 rooms, numbers 4 and 6 were on... More

Awe thanks for that. Hopefully see you next time you are in town. It was a pleasure having you all to stay. I'm going to check out Spitaki for dinner next week after your glowing report. Just to point out room 4 has a private bathroom but it is not shared with any other room it is just for room... More

Gareth and his wife are the perfect hosts for your visit to Edinburgh -- they're friendly, helpful, and the full cooked breakfasts are amazing! The rooms are clean and comfortable, and although the property is a bit far from the centre of tourist attractions, the #11 bus stops right outside and arrives at Princes St. within 10 minutes. They are... More

Fraoch house was a good and cheap option in Edinburgh. You could take bus 11 and be in princess street or waverly station. For me, it was ok to try this guest house as I planned to roam around all day and I was barely there. However, if you want the kind of accommodation that you can stay in, this... More

My husband and I stayed here for three nights after reading the reviews on trip advisor. We stayed in room number 4 which is on the top floor. The service is second to none, cannot fault it all. Gareth is extremely accommodating and knows his stuff when it comes to sightseeing/bars and restaurants. Free wifi. Lots of DVDs are available... More

Our stay at Fraoch House was genuinely outstanding for multiple reasons, but one particularly noteworthy one was that our room was very accessible for travelers with limited mobility. This was something that we rarely found in the UK overall! If you're a traveler who is looking for a friendly, comfortable, accessible space because of mobility issues, size, etc, do consider...
