My wife and I returned for our third stay at Caroline's in four years. This time we had the back room overlooking the garden. Large and lovely. Well positioned comfortable B&B approximately 20 minutes walk from the City Centre. Free car parking 50 yards from property. Tasty and substantial breakfast. The B&B is situated next to the modern art galleries and is handy for the town centre. Rooms are comfortable and furnished in a style that matches the era of the property. Breakfast was delicious and freshly cooked and Carolyn makes you feel very welcome.

Carolyn is the perfect hostess and made us very welcome in her home. We had the front bedroom which is on a fairly busy road but it wasn't too noisy, and very quiet at night. Bed linen was crisp and white and the bed (twin zipped together so huge) was very comfortable. Tea/coffee/mineral water replenished daily as were the biscuits...

This Bed and Breakfast is in the new town of Edinburgh just under the walls near Edinburgh castle. The house is a Georgian Terrace and has been internally altered to accommodate customers with an en suite in the room. The shower is a bit small but this doesn't detract from the visit. Excellent bed and breakfast accommodation, great location within walking distance of Princess Street, shopping and restaurants First class hostess.first class rooms and breakfast.good location for city visit or for business visits. Very friendly place to stay in Edinburgh.

This is a really lovely traditional guest house. We were given the choice of two rooms - both were large - we chose the one facing the road but it was lovely and quiet. Breakfast was cooked by Carolyn as we chatted in the kitchen - she is the perfect hostess and we were made very very welcome. Thank you.

Excellent, experienced, accommodating hostess! Carolyn is the reason for so many rave reviews. The location was convenient for us and we enjoyed two visits to the Modern Two at the Scottish National Gallery across the street.
