Good place where the customers matter. Everything is thought about. Lovely stay near Princes Street and the Rose area. Rooms are like the photos with no scary surprises. Stairs are in abundance but they are everywhere in Edinburgh. We would stay again

We stayed here for 4 nights in August 2016 and while it is very central and easy to get to things it does have some things against it. As others have said there is no lift so many stairs to climb. We were on the first floor so didn't have too many but did need to go to the 3rd... More

This barely a two star property. The rooms, beds and facilities are not well kept and uncomfortable. Most of the rooms are on third and fourth floors and there is no elevator. There is no proper receptionist either. We had to wake someone up to check in. There is no proper ventilation in the rooms which means you'll need to... More

The room was great - but no view. It was cleaned daily and comfortable. Staff and administration below average - they don't seem to communicate with eachother or the guests. Confusion on booking initially then on settlement bill. I use a credit card whenever I'm away for security. I'm never charged with a fee even on item of £20.00. I... More

This hotel is in a great location and the rooms are very clean, the staff are very friendly and helpful, the breakfast also is spot on.....BUT!!! There were 70 yes 70 stairs to our room! There is no lift, I am in my 60s and it took me 2 hours before I could breathe comfortably after climbing them! The reception... More

room clean and staff excellent with recommendations on places to eat. great location to the castle. star buck next door. safe area. room large and did have a bathroom. we only stayed one night but the breakfast upstairs was wonderful.

We stayed here for three nights in two double rooms and one night in a family room during a two week tour of Scotland. Pros: Their location is great! The guesthouse is located in between two main roads: Prince and George St. Both are lined with great shops, restaurants etc. We were within blocks of excellent thai and pub grub.... More

The guesthouse is perfectly situated near the town centre and with amazing views over the castle. Our room was big and clean but there was a funky smell in there, maybe from the pipes or something. The breakfast was good with lots of options to choose from and the staff was very friendly and helpful.

Stayed with 3 friends in a family room. Was spacious and very comfortable, Room was very clean and we loved the 'space aged shower'! Facilities in room were great: kettle, tea, coffee , biscuits and humbugs! Breakfast was busy but staff coped well and were very polite and accommodating. Would recommend this guest house and would return.

Great facilities and a great location. Staff are friendly and helpful to a fault. Could not hope for a better service or a better place to stay in Edinburgh.. Just be prepared to enjoy the stairs....you get used to them quickly. Bathroom is great. Very clean, and the rooms are spacious. View of the street is great.
