nice sized room but the bed was extremely thin and was pretty much sleeping on the bed frame, bathroom was horrible ( extremely clean though) way too small, managed to burn my leg on the radiator whilst I was on the loo it was that cramped in, couldn't turn the temperature down either! Shower was either freezing or scolding hot!... More

Decent room but very basic considering the price. Did not see the host after the initial check in and was not there for check out. Was not aware of the charge for WiFI and when I got it there were restrictions on what I could access it. Premises are well located about 20 minutes walk from Princes Street and even... More

The hotel is close to the city centre and the staff were pleasant enough. They are the only positives I can give for this property. We were locked out in arrival then taken to a very dingy reception which looked more like someone's sitting room. Very unpleasant. Our room was in a basement through a very depressing entrance hall. The... More

This is a hotel made from two houses, you go in part to come out again and into the other half. We were taken down to the basement into a very small room with a window the size of a postage stamp, no way of getting through that if there was a fire, they had a glass door in the... More

No private parking had to find parking on the street room was in the basement, was dark and gloomy, large bathroom but backed into a yard which was not very private, was more like a hostel than a b&b. Would never stay there again

The room is very, very small, bathroom even smaller, no chair to sit in the entire room, no mirror in room, really not a nice place. We will never go there again. There are so many other options to choose from in the same vicinity. No private parking, had to use the street.

Don't be fooled by the photos as they don't reflect the actual room, the rooms are clean but so uninviting. Parking is on the road and not readily available. Leith House is more like a hostel than a B & B.

Arrived after a long drive to discover there was nowhere to park our vehicle containing aĺl our camping gear and clothing. The owner apparently wasn't there so the lady who worked there told us we could park our car at her friends hotel which was a 10 min walk away....don't think so. Room was ok, although the carpet could do... More

Stayed over for 1 night which was fine but for £70 a night expected to have at least free wifi (it's £3 a day). Hotel is converted house and has a small decking area leading to the entrance. Limited contact with staff for checking and was advised just to leave the key on the bedside table in the morning as... More

Room was quite small, no bedside table, there were peanuts on the windowsill when I arrived, needs updating as it looks very tired. As the property overlooks other properties the window needs a curtain or window film, you either needed to have the curtain shut or feel like you were being watched.
