Lovely hotel in a beautiful old building. Fantastic location. Friendly helpful staff. Great breakfast. Brilliant price for a city centre hotel. We were treated to an upgrade and were given a large family room overlooking the castle (thank you B& B). Outwith the main reception areas and the amazing library the hotel would benefit from a lick of paint and some new carpets however everything else was so good they can be forgiven for these things. Highly recommend it and we hope to stay there again.

Ideal hotel for those on a budget good price with breakfast as well, ideally situated within 10 min of princes st and the shops. Great entrance into hotel, bar, and library and dining room lots of history shame about lift not working though overall a pleasant stay.

Really nice with clean, big rooms, good breakfast, friendly staff and good location. 20 minutes walk to the city center and some really good restaurants not far away. We came with the Tram from the airport and the walk from West End station is 5 minutes short to B+B

This is meant to be a 4 star boutique hotel…it’s not. On our way down we had tried calling on & off for an hour to find out about the parking etc & got no answer on arrival there was a note to dial 0 to get a duty manager which we did & waited about 10mins as turns out he was in kitchen cleaning/cooking (rather odd but maybe short staffed). He was very helpful & friendly. There is NO parking as it’s permit holders all around or over £4 per hour to park so he advised us to download the app & he would give us a discount code but 40mins later nothing would work & we had to drive to NCP Castle Street (not far) & pay £35 for 24hrs parking, also not bad considering it’s EDI. The breakfast room & library are lovely but the room, we had room 9 is shabby & needs attention. Rust on the shower rail, holes in the blinds that don’t go to either side so light shines in (no curtains even though it’s meant to be 4 stars), water marks on ceiling in room & in bathroom plus peeling paint, stain on floor beside radiator, dust all over the skirting boards & bathroom fan plus the furniture is all chipped. No bottles of water or any real nice teas or coffee. Breakfast was lots of choice Continental wise but the “big breakfast” is not & it was fine nothing that tasty but the coffee was very good & again friendly staff. We paid £140 & not worth it. Need improvement

I stayed here as part of a group. Perhaps we got a good rate, because I thought it was very good value. Our room was big, clean and had amazing views over Edinburgh. The bathroom was also big and clean, although, like many hotel bathrooms, needed an extractor fan. The bar, library and dining areas have high ceilings and are beautifully wood panelled. There is a coffee machine with free coffee. The breakfast was OK, but the sandwiches and snacks our group was given one evening were pretty poor quality. One other minor gripe, if you have one of those showers where the shower head is overhead, PLEASE provide a shower cap!

Having stayed three times previously, I looked forward to staying again for a business trip. However, I was disappointed. Given a room on the 4th floor but the lift was out of order. If that was all, I'd've lived with it. But the furniture in the room was chipped and marked, there was water ingress on the sloping ceiling directly above a bedside lamp, with staining and flaked paint, the velux windows above the bed were also water damaged and black in the corners, the blinds didn't work and were dirty, there were stains on the wall by the small table, and on the carpet. The duty manager was very helpful and professional, and responded well to my request for an alternative room. The alternative was only marginally better than the first one, however-the bathroom was a cupboard, with no heating, a manky skylight, mould in the shower, partially blocked shower head (suggesting they're not doing the required Legionella clean and disinfect), and water that dribbled and stopped halfway through my morning shower. I chose not to stay the second night I'd booked, and the hotel has refused to refund the cost of that night. I have had no apology, other than from Jamie, the duty manager. I won't be staying again.

The staff we met were pleasant, the bed was comfy, shower hot and powerful and great view from the bedroom window. We paid extra for a superior room and were given room 13 on the 3rd floor. The lift was out of order and there was no sign of anyone coming to repair it during our stay. The bedroom door was shabby and the paint was badly chipped. The carpet on the bedroom floor was stained in a number of places. The extractor fan in the bathroom wasn't working and the vent was covered in thick black dust. Breakfast was okay. The "Big Breakfast" was small and the quite was just about acceptable. The 3-egg omelette that I tried on days 2 & 3 was a better option. I couldn't figure out how the place could have been given a 4-star rating or why other people have given it such positive reviews. There are better options in Edinburgh for similar money. I wouldn't stay here again.

The location is wonderful! The views were beautiful! The service we received was fantastic! Our room was located next to a work closet that must have had a water heater located in it. The noise did interfere with our sleep. The room was old and there were stains on the carpet but overall it was a beautiful building with an incredible library and breakfast room.

I booked the B+B Edinburgh for a weekend with my partner and we were blown away by how awesome this hotel is! The location is ideal, not to far from the centre of town or from stockbridge. The view out over Dean Village was breath taking and the highlight of our stay. The rooms were big, comfortable and clean. Our TV wasn't working and the staff were amazing, bringing us a new TV within 12 hours. The bathroom was ideal, clean and bright, the sky light was a lovely feature! The breakfast was also great, just enough food, good quality and the room was beautiful. In fact the whole building is fantastic, and worth the visit! Thank you for having us and looking after us so well!

Very surprised at the grandness of the property, plenty of character with modern facilities. Tip; use the your parking space app prior to visit to get somewhere to park. Hotel is surrounded by permit parking.
