This hotel is a perfect balance between value and amenities. The building is an early 19th century treasure with detailed wood carving in all of the public spaces. It has a fantastic library where you can sit and relax with a drink or a cup of tea. It's located in the high rent district of Edinburgh in a quiet area. The king size bed was very comfortable, and the breakfast was very good with a large selection. The only drawback for some people would be the location is not central to most sites. It's a 15-20 minute walk to the Old Town, but I will definitely stay there again.

B+B in Edinburgh is in a really lovely, elegant location within the city, and is in a very impressive building that has been sympathetically restored, with some lovely public areas, particularly the first-floor library. The bedroom was beautiful and spacious, and the reception we received, including that for our little dog, was just wonderful. All of the staff are extremely friendly and helpful and we would certainly stay here again. There are some lovely comforts to be enjoyed here, particularly the breakfast, which we were able to take in the bar area, which meant having the dog with us, which is rare in any hotel at breakfast (Edie says thank-you again for the sausage!). But it is the staff team here who made our stay so lovely in one of our favourite cities.

Lovely town house - staff members nice. It's a great place to stay when in Edinburgh. In the west end of the city near Haymarket station. It's a thirty minute walk away from Waverley station if you follow Princess street. The room I had was on the fourth floor, but there was a lift, so that was not a problem. The room was small, but adequate for me with what was supposed to be a Queen sized bed, but was definately a King. Comfy bed, lovely shower room, dressing table and wardrobe. Television, phone, two hairdryers, toiletries, kettle, tea/coffee/sugar/milk. The lovely breakfast room is on the ground floor with a great selection of cereals, fruit, fruit juices, milk, water, coffee machine, yogurt, pancakes, pastries, cheeses and a menu for hot food with tea/filter coffee and toast. The perfect start to the day and delicious. There is a coffee machine in one corner of reception, providing lovely coffees/teas which you can take up to your room or to the fabulous library on the 1st floor. There's also a bar on the ground floor if you fancy a drink and a small selection of food, e.g. sandwiches, soups, afternoon teas, can be ordered and served there or in your room up until 9.00 at night - £3.00 room service charge if it's in your room., breakfast can also be taken in your room and if you are going on a tour the hotel will pack your breakfast to take out at no extra charge.

My husband and I stayed for 2 nights at the beginning of September. We arrived at 9am knowing that our room would not yet be ready.
As soon as we arrived we were made to feel extremely welcome. We were invited to help ourselves to tea or coffee from the complimentary machine in reception and were told that we could take the drinks up to the first floor library to relax after our journey. We were able to store our bags whilst we went out exploring. The hotel staff were very knowledgeable and helpful with directions etc.
We had booked a family suite which was very large with a free standing bath. The views were stunning overlooking Dean Village. The room was clean and tidy.
There is a small bar at he hotel where you can enjoy a drink at reasonable prices.
The hotel is in a great location on a quiet residential terrace yet only 15 minutes walk from Princes street/the castle/Royal Mile.
Breakfast is served in a beautiful room. There is a buffet with cereals, bread, cheese, fruit, yoghurt. Then hot food is cooked to order. Large selection available including eggs benedict , omelette, full Scottish. There were good vegetarian options also, even vegetarian haggis.
If we visit Edinburgh again we would have no hesitation in booking again at B&B Edinburgh.

My girlfriend and I spent 1 night in June 2021 in room 16 (4th floor). The room was clean, however the carpet had some stains and looked a bit too old. The bathroom was OK, all taps working well and the towels very clean with no bad smell. The panoramic view from the room is fantastic, you can see all the city up to the castle and beyond. The only thing that I didn't really like was the bed size, too small for two: likely for me my girlfriend is skinny, otherwise both of us wouldn't fit comfortably in such bed. The breakfast was good with nice choice between continental and typical British breakfast and fruit. The area surrounding the hotel is very nice, quiet and close to the city centre. We didn't travel by car, so can't advise if the hotel has any parking space. The personnel of the hotel was polite and friendly: we arrived early in the morning (9:30am) and our room was ready for us, we really appreciated it.

I haven’t been to Edinburgh for many years but decided to take a trip up for a pre-Christmas treat. I booked b+b Edinburgh because I wanted something different from the usual hotel chain fare, and that is exactly what I got. The hotel was charming, especially as it was beautifully decorated for Christmas. We stayed in room 15 on the 4th floor and the views were spectacular, the room itself was clean, comfortable and warm. My only niggle with the room was that it took a couple of attempts before the toilet flushed properly , but that could easily be fixed. In the morning the breakfast was delicious, served quickly with good quality ingredients. If I am ever in Edinburgh again I would definitely stay here again.

Costed over 700 euro for a 6 night stay so I certainly wasn't expecting holes in the towels, a slanted ceiling in the room that you hit your head off of every time you got up and a general lack of cleanliness. Additionally, we paid for breakfast included in the price (which was about 10/12 pounds per person and there were two of us). During the last two nights of our stay we were informed that breakfast would not be provided due to a gas maintenence issue which wasn't their fault, I understand this. To "mitigate" this they provided a small table worth of food including salmon hams and cheeses. Due to dietary requirements I can't eat those and nevertheless a mouthful of hams and cheeses for breakfast is not really what anyone signed up for. When I brought this up at reception and that I would like to request a refund for the two days that we couldn't eat breakfast and had to seek it out somewhere else, she got super defensive and told me to email them after i had left. I emailed them and they responded saying basically that I would not be receiving a refund because I "didn't give the provided food a chance" but obviously if I had forced myself to eat the random salmon they slapped on a plate and called breakfast, they would've said "well you ate the food so no". There are so many other places that cost less than this place and are so much better. Don't waste your time or money

This is great value for an Edinburgh city centre hotel, especially off season. We stayed in January when a large family room was just £79 a night (more at weekends) including breakfast for two. We also had our dog with us and there was no additional charge, which makes a pleasant change, and although dogs are not allowed in the breakfast room we were served in the bar instead. The staff were all very pleasant and welcoming. Watch out for parking charges if you have a car - the hotel does not have its own car park and it is very expensive to park on the street, which is charged seven days a week. One solution is to take the car across the Dean Bridge, about ten minutes walk away, where you can park free at weekends.

I have stayed at B+B quite a few times and have never written a review before. My son and his family live in Edinburgh so I visit quite regularly. If there are too many of us to stay in my sons flat, my husband and I offer to stay in Hotels.
So we have tried quite a few over the 11 years our son has lived here.
I felt compelled to write a review and it is a shame to be so negative as the building is quite beautiful.
I stayed in my room as little as possible as it really was quite depressing. Up at the top of the building as I was on my own. The lighting flickered, the bathroom door creaked and I worried about disturbing others up in the attic as I could here the people next to me coughing through the thin walls.
The plugs in the bathroom had come off their chains, the body lotion was half used.
The sockets by the bed were under a large glass table they use as a bedside table and if you were elderly or not able to go on your hands and knees would not be able to use them. This is also where the kettle is??
The paint is peeling off the ceiling in the bedroom and the bathroom and the whole room needs re decorating. The rooms are un loved which is a pity as it could be a super place to stay.
My two night stay cost £297 not cheap!

Another great stay at B+B Edinburgh. This building is exquisite and shows off the best of Scottish city architecture inside and out. Don't miss the galleried library on the first floor, open to guests as a quiet space and the B+B bar is a great meeting place. My huge room faced NW looking out over the Dean Village; the sunsets over the Firth of Forth were stunning. The B+B breakfast is legendary which sets you up for the day....from black pudding and square sausage to Eggs Benedict and my favourite Eggs Florentine. Great value for money. Don't miss this Edinburgh gem. And an extra shout out for Eva, the deputy GM. Nothing was too much trouble; very warm and welcoming.....the perfect host!

There are places in front of hotel but not sure if you need to pre book.
We also walked and used the hop on hop off buses which was very useful.
Hi, we do have a vegan options on our breakfast menu.
We don't have a restaurant however there is plenty of vegan friendly restaurants in a walking distance.

Hi there, yes I'm sure you will be able to leave your bags in a secure room until you can check in - indeed your room could be ready. Staff are marvellous and will help you if they can. Enjoy your break.
We arrived about 2.00pm and the bar was open then. It closes at 11.00pm. They also do bar food.
Hi Ellen, we stayed in June and most of the other guests were couples. The environment was very friendly and safe. The staff were great and I am sure if you explain at the point of booking, they’ll look out for them both. I hope this helps.
