Just got back from a weekend here & we had a lovely stay. It is in a good location, about a 15-20 minute walk from the centre, or a 10 min bus ride (bus stop is right outside the b&b). Travelled for work.Lady who greeted me was rude and couldn't care less about me.(not a great start) Breakfast was ok nothing special.staff looked bored and was uninterested in guests. Room was vile. Did a late booking and got a good price for the room. Location is very close to town, only a 15min walk to city centre. Bed was ok for one night. Breakfast was really good, continental+cook breakfast.

Amazingly spacious room and ensuite. Children had their own room. Very quiet for sleeping and comfortable beds. A lot of stairs to climb which for us was ok. The WiFi was fast. Cleanliness left much to be desired! Room too cold and when asked for a heater it wasn't given. In the afternoons and evening the lady owner wasn't around, so couldn't complain there and then. This B&B is ideal for your stay( between Edinburgh City and Leith where Royal Yacht Brittania is.) Bus a few houses away.
