This b&b is in a wonderful residential area and the house is wonderful as well. The spaces were clean and tidy; the room had every comfort and an en-suite bathroom. The breakfast was very nice with plenty choices. But most important, Carolyn is so kind and friendly! I do recommend this peaceful and lovely B&B!

From the beginning we were made to feel unwelcome. Staff did not smile and spoke to us in a condescending tone. We were not told any information about the guest house e.g breakfast times. Having already booked a guest house in Edinburgh it was a shock to arrive and find that the guest house had not received the booking confirmation! My husband and I stayed here over a long weekend visit to Edinburgh. The room was lovely, good facilities, lots of mirrors and clean linen. I was immediately pleased with my choice of guest house because minutes after I signed in, I realized I left my phone in the cab. Two of us stayed here as we were working in the local area again. Rooms are spacious and homely, the beds are comfortable, great Digtal Tv and wifi access. Breakfast is brilliant, your typical full breakfast + cereal and toast and juices. Look forward to our next stay.

My main requirements for a B&B are, clean, comfy and welcoming. Ashdene House surpassed my expectations in every way! Stayed for a week Stayed at Ashdene House for a week with family, both rooms and en suite bathrooms were spotless. Comfortable beds and all furnishings well looked after. If you are looking for somewhere to stay in Edinburgh you would be hard pushed to find anywhere better than this. Spotlessly clean, good location, excellent breakfast and a welcoming hostess. Plenty of buses going into the city centre near by. Lots of places to eat within walking distance.

Couldn't fault this b & b in any way. Our room was immaculately and tastefully decorated, spotlessly clean , warm and comfortable. The breakfast was all freshly cooked and served in a lovely conservatory looking out onto the very pretty garden. We will definitely return. Thank you.
