We stayed here for 1 night and were not disappointed, we booked two of the Georgian suites, rooms 4 & 5. The welcome was friendly and efficient, the rooms were available earlier than said stated check in which made the day a lot easier. We had a lovely one night stay at No. 11 our room number 2 was very spacious and comfortable. The bathroom was very good and the heated floor was a nice touch. We would recommend this hotel to anyone looking for a boutique treat that is a short stroll into the city centre.

The hotel was excellent value for money without any compromise on luxury. The bedroom was exquisite, spacious and beautifully decorated. The owners was attentive and the staff were helpful and happy to serve us a late night drink when we returned from a family evening. Thoroughly recommended.

We booked a late afternoon Dinner. First Christmas dinner of the year and it was delicious. Chicken and parsnip pakora to start, traditional turkey for main, plum and chestnut pudding (this was exceptional) for dessert, coffee to finish. Restaurant and staff lovely highly recommended.

Wow what an absolutely beautiful place. The decor is relaxing and has a tranquil ambience about it. The staff could not have been nicer or more attentive. We had one of the Georgian Suites which was fantastic complete with a Four Poster Bed a bathroom to die floor with an amazing bath and shower. One thing we loved in the bathroom was the pressure pad in the floor by the door for turning on the small low level lights thus not having to worry about trying to...

This was our 4th time here this year. Love this hotel. Very nice room, lovely warm bathroom and a lovely comfortable bed. Staff are very nice and the breakfast is yummy. Very relaxing. Not far from the Playhouse. Highly recommend.

Stayed with girlfriend as part of a 5pm deal for overnight stay. The hotel is small but stylish and just a 20 walk from city centre/Waverley Train Station. Room we stayed in was gorgeous, stylish and smart, lovely bathroom which was a double shower, toilet and basin it had underfloor heating so no worries of cold feet on tiles. We...

Stuart, Thank you for the review. Four of our rooms have what are called zip and link beds so that they can be made up either as doubles or as twins. Quite a lot of our guests come as friends and want twin rooms to share. You should have had a mattress topper which removes the feel of the bump...

Love this place, eat here every time we are in Edinburgh, this was the first time we stayed. Lovely facilities and very helpful staff. Local for the playhouse theatre The Georgian suite is a must, we're going back in 2 weeks again.

We stayed at the No 11 for one night in October, with our 4-month-old daughter, and could not have been happier. The room was absolutely amazing, very large, tastefully decorated and spotless. The staff was also excellent - courteous and extremely helpful with all the requests that come with travelling with an infant. The location is on a quiet side...
