This is a lovely place to stay, with an extremely friendly and enthusiastic landlord Paul, who will guide you to places to go and visit with maps and leaflets to hand. Beautifully decorated and quiet room with all the conveniences, including a voltage converter and a USB charger. Gracious , hospitable and very helpful hosts and a five star breakfast with plenty of choices! Convenient location, walking distance from the Old and New City. Also the option to take several buses outside the door.

We have just had two nights at this lovely B&B and were very sad to say goodbye. Our bed was so comfortable that we had the best nights sleep of our 5 week holiday around Europe. Stayed at Barony for 3 nights with my wife and daughter. Beautiful spacious room with fantastic breakfast. Susan was very warm and friendly and gave us good advice on what to do. Just a short bus ride to Old & New Town. Enjoyed our first visit to Edinburgh. Thanks to Susan. Highly recommended. :-)

Loved our stay at the Barony House. Susan was a gracious host. The breakfast was awesome- served buffet style. Do yourself a favor and try her pancakes, yummy! Book directly with Barony House. Barony House is a lovely Victorian terraced villa, retaining its traditional appearance with some wonderful original cornice work and elegant high ceiling rooms. We are located on a main road which takes you straight into the city centre, only 1.6 Miles away. Catch a passing bus or take a leisurely 29 minute stroll passed the many stunning Georgian and Victorian buildings. Turn left up Edinburgh's cobbled Royal Mile to Edinburgh Castle or carry on to the famous Princes Street. The famous Arthur's Seat, the largest hill in Holyrood Park, is a 19 minute walk away. A flat-screen TV and tea and coffee making facilities are provided in each of Barony House's light and airy rooms. Toiletries and a hairdryer are also included. Most rooms have an en-suite bathroom.
