Nice guest house. breakie was continental and just perfect for setting the day off. As the place was empty for the night I had the family room in the front, very nice with a good shower. The landlord, Ali, was very helpful. Walking distance from the train station, takes about 25 minutes, 20 minutes going back to the Grass Market... More

After being badly let down by another guest house in the city, what a contrast at the Capital Guest House. Although he had no vacancies, the owner sorted us out(ringing us back at our accommodation in the Orkneys) with a lovely ensuite room, with views across to Arthurs seat. We stayed for 2 nights at this guesthouse as a stopover for our trip to the Highlands. Its a lovely little place in the suburbs of Edinburgh. It's small yes, but its clean, quiet and the owner is extremely friendly and helpful. It's clear he knows what he's doing and provides a level of personal service unmatched by other hotels.... More

My wife and i stayed there for almost a week. We were welcomed warmly and treated more than fairly. The rooms were clean and cozy, the beds were comfortable. The owner upgraded our room at no extra charge because we had a lot of baggage. The Owner was very friendly and very helpful. I would recommend this to anyone!

This guest house is brilliant. Me and my friend stayed for the rugby and it was brilliant. 5 min bus journey to the center. the stop is just outside. This guest house was excellent value for money. The owner was very helpful with helping is with everything we wanted to know. The house is a 15 min walk to the city centre and a 5 min bus journey. The beds were very comfortable and very clean. I don't understand some of the reviews because our stay was very pleasant... More

Stayed here for 3 nights and had a perfectly pleasant stay. We had a very warm welcome and help with our bags. As previously mentioned there are a few stories of stairs so if mobility is a problem ask for a lower floor. We got a free upgrade to a larger room (I'm guessing because of the stairs). So that... Although a little dated, we cannot fault this little guesthouse. The owner is extremely helpful an friendly, the room was comfortable and clean and the location was perfect for us - close enough for us to walk to the centre, but far enough away to be quiet. Staff very rude upon arrival saying we had not contacted them with our arrival time (had no idea we had to do that), bed very uncomfortable, no hot water the last morning so we had to travel without showers. We were also escorted to the house beside the Captial Guest House when we arrived as the owner owns both buildings.... More

As friendly as the man was, the value for money was just awful. £80 per night for a standard room with a double bed, old fashioned decor, single glazed window which let a lot of noise and draft into the room, and the bathroom had a carpet.
