Great location. GREAT service from Conner. Nice hotel convenient to many things. Conner made our experience outstanding. Extremely attentive and helpful. Professional. A true gentleman and a pleasure. The human touch makes all the difference.
Lots of rooms crammed into the building, our room was barely larger than the bed which was not appropriate for the price we paid. We switched hotels and got a vastly better place in the same range. We liked the self-service bar concept in the common areas.
Booked directly with the hotel. Nevena gave me a very good deal for a 2 night stay B&B with a nice bottle of wine and afternoon tea included. Excellent value for money. Good location within walking distance to the main attractions. Good breakfast freshly made to order. The staff at this hotel are first class, Nevena, Miguel and Nico are a credit to this hotel. Nico was so helpful with advice and directions and even booked one of the attractions for me. No complaints would definitely stay again.
I’ll start by saying we got a very good price at circa £80 for the night with breakfast for two - so that is value for money - however; the hotel is very tired. Our room 105 had; window latch broken so window won’t stay open for air. Bathroom smelt incredibly damp as the fan is not really working. Carpet needs a good old clean. Mattress is non existent it’s so thin you can genuinely feel the slats when you sit up. Every bit of furniture was mismatched. Breakfast had potential to be great but understaffed and we got sat at a table with a milk bowl already full lady said ah no I’ll just clean it away we said you sure no one here? Nope sit down - and sure enough few mins later a couple come back and it’s rather akward. Long wait and when it did come it was tasty so it’s just a shame the lead up was rather poor. There is parking on request which was why we booked this so that’s also a positive. If your coming for a cute romantic weekend away it’s a no. If your coming for one night and won’t be in there much - risk it.…
We stayed two nights at the Brooks Hotel which is a central hotel, only ten minutes walk to Princess Street. All the staff made us welcome and the Sottish breakfasts was excellent, including our vegetarian breakfast. The hotel is excellent value in all respects.

Excellent stay at this gem of a hotel. So reasonable but all the facilities you need. Only 5 minutes from Haymarket Station and a 5 minute walk from the busy West End and so many nice restaurants and bars. Staff were so pleasant, friendly and helpful, lots of suggestions for where to visit and interest in where we had eaten so they could pass on good reviews. Breakfast was plentiful and beautifully cooked with as much tea & coffee as you wanted. Our room was roomy, very clean and comfortable, tea tray and toiletries provided. Ask if you need more heat, they are happy to provide it. We had an excellent afternoon tea as part of our package, very good value. I strongly recommend this hotel, ideal for a weekend at reasonable cost without compromising on quality.
Stayed here on a 5pm deal. I'm astounded at some of the negative reviews on Tripadvisor. Our experience was of a fantastic value for money deal. This is a very central hotel, beautiful ready made breakfast, no standing in a queue and, to boot, staff who went the extra mile. Johan, on reception, and the other lad who's name I can't recall, went over and above to please. They are an asset to this hotel and in relation to customer service, definitely elevate it's 3 star status to 5 star. It was so lovely to be met with such a genuine welcome from a team who aimed to please. Breakfast was superb and the staff went over and above. Finally, comfy beds and beautifully clean room, no complaints, we had a very happy visit.
We stayed at the Brooks Hotel from the 16th March for 2 days. This was our first visit to Edinburgh. First impressions were really good. The staff at reception were very welcoming and accommodating. The hotel requires some investment, as the décor and furnishings are some what tired looking. However we found the hotel exceptionally clean, fresh towels and room cleaned on a daily basis. The breakfast choice was really good, and the food was lovely. Above all the staff our very approachable and helpful. Nothing was to much trouble for them. We would definitely stay again.
Excellent first visit and we will definitely return. Room was nice and clean, staff were friendly and efficient. The afternoon tea and breakfast were first class. The location of the hotel was within walking distance to many of Edinburgh's main attractions.
